ESTIMATE PHASES OR COST INTERVENTIONS

Preliminary - The first phase of the project design where scope, project requirements, and concepts are decided. This phase sometimes includes drawings and a pre-conceived budget, but not always.

Schematic Design
ย - SD. Early design phase where design concepts are translated into architectural drawings.

Design Developmentย - DD. Design phase when decisions about shape, size, materials, and products are finalized.

Construction Documentsย - CD. Drawings and notes sufficient for a final estimate and to build a project.

CONTRACTS / AGREEMENTS

Pre-con Agreement for all the development work (pre-con schedule, pricing, value engineering);

Letter of Intent (LOI) to secure a production spot if the builder can't draft the Construction agreement because the docs aren't done or it's too far from the start date (usually for a new house, usually 6+ months ahead of time)(there are no deliverables or costs under an LOI, it's just a commitment and deposit);

Site Agreement if the Construction drawings are still not ready when it's time to start clearing, digging, concrete, utilities, etc; and

Construction Agreement when pricing from the construction drawings have been approved by the client.
