7
WHAT ARE LOTTERY RESULTS?
8
Lottery results are the sorted and ranked lists of applications after the housing lottery.
9
If there are different unit types (different number of bedrooms, different maximum incomes), the lottery will generate multiple lists - one list for each type of unit in the building.
10
11
WHAT IS A LOTTERY LIST?
12
A lottery list provides Agents with a specific order to move forward with applicants.
13
14
Agents will invite applicants in the order they appear on the list to tour a unit or review unit plans, and proceed with the application process.
15
16
Each tab in this spreadsheet is a lottery list.
17
18
Each list reflects all units in that building that share similar bedroom counts and income requirements.
19
20
1. NUMBER OF BEDROOMS
21
0BR - Studio (no bedrooms)
22
1BR - One bedroom
23
2BR - Two bedrooms
24
3BR - Three bedrooms
25
26
2. % AMI (INCOME LIMIT)
27
Income limit is based on the number of people in your household (including non-wage earners, like young children) and the percentage of area median income (AMI) the unit is restricted to through the program.
28
From your lottery application, we estimated your household income, and converted it to a percent of the “Area Median Income” or AMI.
29
Your AMI is a measure of how much your household earns per year compared to the average household of the same size in Greater Boston.
30
For example, if your household income is at 70% of AMI, your household makes 70% of the average annual income for a similarly sized household in Greater Boston.
31
This AMI percentage determines which units you qualify for.
32
A household meets the unit’s income eligibility if their AMI is below the unit’s stated threshold.
33
For example, if your household’s income is at 65% of AMI, you would be eligible for a 70% AMI unit, but not a 60% AMI unit.
34
AMI is measured by household. You can estimate your Area Median Income Band here.
35
36
3. BOS (LIST OF BOSTON RESIDENT)
37
BOS indicates a list applicants who self-certified as qualifying for the Boston Residency Preference. 70% of all unit types have a preference for Boston Residents.
38
39
4. GEN (GENERAL LIST OF APPLICANTS)
40
GEN indicates a list of all applicants Boston residents and non-Boston residents
41
42
5. MOBILITY AND/OR HEARING
43
Indicate units built out for people with disabilities under the American Disabilities Act (ADA).
44
Your application will NOT appear on one of these lists unless you indicated a need for these units on your lottery application.
45
Mobility - ADA Unit built out for Mobility
46
Hearing - ADA Unit built out for Hearing
47
48
Note: The number in parentheses (#) at the end of each tab name represents the number units of that Unit Type available through the lottery.
49
50
HOW DO I FIND MY APPLICATION IN A LOTTERY LIST?
51
After the housing lottery, you were sent a lottery number over an email (if you provided an email address on your application) or mail (if you did not provide an email).
52
You can find your lottery number in Column A of each lottery list.
53
As these lists are public and anonymous, you will NOT be able to find your name or other personally-identifying information other than your lottery number.
54
55

If you cannot locate your lottery number, please contact Cruz Companies at 617-247-2389 or email michaelhayneslottery@cruzcompanies.com
56
57
58
WHAT RANK AM I ON THE LOTTERY LIST?
59
Your row number is your current rank on the lottery list.
60
Your lottery number does NOT represent your rank on the lottery list.
61
For example, if your lottery number is 32 and it appears on Row 8, you are 8th on the lottery list and there are 7 applications ahead of yours on that list
62
63
This is because the lottery lists take into account preferences such as the following
64
65
Boston Residency Preference: Boston residents have priority status have preference for 70% of the units. Tabs with BOS signify units that will be filled using the Boston preference.
66
Minimum One Person Per Bedroom Preference: To limit overhousing, while providing households room to grow, the City has established a preference for households with at least one person per bedroom.
67
Minimum One Person Per Bedroom Minus One Requirement: The minimum household size for any given unit is equal to the number of bedrooms minus one. For example, a 4 bedroom unit would require a household of no fewer than 3 people.
68
69

Depending on the Lottery Type, other preferences may also be applicable. Please contact your Agent with specific questions. 617-247-2389 or michaelhayneslottery@cruzcompanies.com
70
71
HOW DO I INTERPRET THE STATUS OF MY APPLICATION?
72
There are 13 columns (A-M) in each list that provide information about the status of your application
73
These columns are updated by your Agent and provide a record of your correspondence with them.
74
75

Your lottery number drawn from the housing lottery to help locate your application after the lottery
77

COLUMN B: BFHC APPLICATION NUMBER

80
81
COLUMN C: APPLICANT MOVED/ADDED (after invitation to move forward/submitting supporting documents)
82
If after being invited to move forward and submitting supporting documents, an applicant's income documents show they should be in a different income category, they must be moved to that category and then ranked by preferences, then lottery number.
83
"Moved TO this Income Category after submitting income documents" means the applicant was moved from another list to this list. The household cannot be screened for eligibility ahead of anyone with a better ranking in the list they were moved to.
84
"Moved FROM this Income Category after submitting income documents" means the applicant was found ineligible because they were over or under income after submitting their supporting documents and moved to the category that best fit their income level.
85
"Prioritized based on Need for unit-level disability features" means that there were no lottery applicants who needed the unit-level disability features, so the property was required to extend the application period for two weeks. The applications listed here, require the disability features.
86
