3 | Instructions: This bid sheet template is provided to assist Offerors in preparing their initial cost proposals. A single Guaranteed Maximum Price (GMP) for the entire project is not required at this stage. Instead, Offerors are encouraged to propose a phased GMP approach, which should include the following components: 1. Initial GMP – Covering pre-construction and design services; 2. Final GMP – To be developed and finalized following further design refinement, stakeholder input, and pricing stabilization. In addition to the phased GMPs, Offerors must provide an estimated total project cost based on their current understanding of the project, the schematic design documents, and any enhancements or efficiencies they propose. This cost estimate should include the following elements (as applicable): Construction costs; Design and engineering fees; Contractor fees; General conditions; Contingencies and; Allowances. The Evaluation Team will use this information to evaluate cost realism, value, and overall project approach. While this estimate is non-binding, it should represent a good-faith projection of the total cost to deliver the proposed scope of work.
