This financial model presents a simple example of a residential cost rental development - the rents charged only cover the costs incurred in delivering, managing and maintaining the homes. The rents in Cost Rental homes must make provision for: 1) Repaying the loan taken out to pay for the provision of the homes (construction costs, fees etc.), 2) Ongoing management and maintenance costs including: Insurance and maintenance and tenant administration. Long term replacement of building items such as roof finishes, windows, lifts, boilers, blinds etc.

The Cost Rental homes will have a residual value at the end of the analysis period. The model assumes that the homes stay in use as Cost Rental homes and an option is given to value the residual based on market value or replacement value.
