Empire Flippers offer a fixed price based on the earnings minus the expenses per month times 20.

Here is the formula stated another way (from the Empire Flippers Website)
http://empireflippers.com/how-to-sell-my-website/

Our process for determining the sales price uses the following formula:
Sales Price = Monthly Net Profit X 20 + Discounted Assets (if any) + Wholesale Inventory (if any)

Flippa is an auction based marketplace, like eBay. So, the prices vary a LOT. In fact, the prices can range from below a 6 x monthly multiple to 24 x or even 36 x monthly multiples.

Generally, the sale price is driven by the net monthly income (earnings minus the expenses) and the historical earnings. The longer the website has been profitable, the higher the multiple will be. For a young website, with less than 6 months of earnings, you might expect to get a 6 x net monthly income or maybe less. If your website has historical earnings of about 12 months, you might expect the sale price to be around 10 x to 14 x the net monthly income.

And, so on...

In addition, other factors come into play, like how passive or involved is the website. If there is a site that is extremely passive where the new owner might only spend one hour per month on the site, it would help to boost the sale price. Alternatively, a high earning website that requires a lot of time in the form of customer service might fetch a lower multiple. The link building and SEO tactics might also boost or reduce the monthly multiple.
