Welcome! I created this spreadsheet to evaluate my investments in rental properties. I hope it helps you successfully make informed investment decisions but please note it is software and may contain errors and you should not rely solely on this spreadsheet for your investment decisions.

A few things to note:
* This is the "demo" version which is publicly available. Anyone with the link to this sheet can use it so the data is constantly overwritten as people enter their own data. This version is just to give you a sense for what this spreadsheet does, but it won't save your info. If you want your own version, please click the link below to gain access to your own version.
* I know the calculations look hardwired, but they update as the inputs are changed (may take a couple seconds for all the calcs to update)...try it!
* I'm looking for feedback! Positive or negative (but please constructive feedback is appreciated). If you provide feedback, I'll provide you a discount on your own version.

A bit about me: I have been fortunate and conducted thorough analysis to make some successful real estate investments, I have an MBA from UC Berkeley, and I have a knack for financial analysis having led merger and acquisitions analysis for numerous large tech companies.

How to use this tool:

1. Go to the "Inputs" tab and replace the cells with blue text with your information.

2. View the "Summary" tab to view some of the key outputs like when you'll be cash flow positive, and other helpful data and metrics.

3. View the "Graph IRR and Cash Gain" tab to see a graph of your IRR and Cash Gain if you were to sell the property in the relevant years.
