One Eastonnone$1090-1280 (per person)0.7YY1 Easton Ct, Newark, DE 19711oneeaston.comNew complex (4-5 years old). In the Newark Shopping Center, very close to Newark Natural Foods Co Op, an Asian grocery store, a movie theater, a Dollar Tree, and Main Street (lots of food options), and ~5 min drive from Food Lion if you want a more general grocery option. Double occupancy, 2 bed 2 bath. You can choose your own roommate; otherwise, they'll pick for you based on a survey you fill out online. Your own bedroom with walk-in closet and bathroom. Completely furnished. Heating, Internet (spotty at times so some would choose to get your own internet), TV (with cable) and electricity (up to $30) included (you pay extra for utility if you go over the $30 allowance). Laundry washer and dryer included in unit. Study lounge, patio with barbeque grills, gym, free coffee centers included as well. Parking garage also available (contact website for more details)Pros: Lots of undergrads here so it can sometimes be loud when they hang out in the court yard, but many first year ChemE grad students also live here so it's convenient for group project meeting. It's a great place to live for first year, especially if you don't want to deal with the hassle of furniture. Very spacious room and kitchen space. Very convenient to walk to Main Street or Colburn (takes me about 15 minutes max). A great place for the first years to hang out, especially for studying, game nights, and food. Full gym on-site is super convenient, and free coffee bars are super nice as well. Packages are generally safe because they are signed in at the front office, so if you can't be there right away it is okay (I've picked up a package like 3 days after arrival in the past and it's fine.)
Cons: Although manageable, still pricey compared to other apartments around here. Maintenance is decently responsive (although it was very bad at the beginning of the year because everyone wants to get stuff fixed). Guest parking pass needs to be renewed every 2 days for long term guest, and the hours that the front office is opened is quite short (9am-5pm; same issue with picking up packages); towing is strict (they'd literally come at 5am sometimes). Can somtimes be pretty loud (not often, tends to be at the beginning/end of the semester) because of the undergrads party. Train at night is loud at odd hours for certain rooms that face the train tracks; this can be prevented by asking for your room not to face the tracks/facing the courtyard (if there are still such rooms available at the time of signing the lease). Sporadic fire alarm at 3am also happens because, again, undergrads. Shower water isn't very hot. Non-transparent electric usage as that they'd sometimes "forget" to charge you monthly and charge you for it 3 months later. Electric stove tops can be slightly annoying if you're used to gas stoves. Pro tip: units fill up very fast for One Easton and the waitlist can get long, look on Craigslist/FB marketplace to see if you can sublet and jump the line. Sublet fee is $350, often split by you and the person you are taking over from so relatively not too bad to make sure you have the unit you want.

I think that people are generally happy with these apartments; May, 2014: $1250 is higher than my rent - that might be for a 2nd floor apartment, I love the apartment - lots of room/closets and separate bathrooms. It's right behind a high school, but noise from the games played there haven't been an issue. Maintenance is responsive. ~$100/month average for utilities. Two parking spaces included with rent- one is directly in front of the apt, but the other is a short walk away (~2min).(302) 738-9222

Pine Brook$1410-1790$1720-22001.5YY1314 Wharton Dr, Newark, DE 19711http://www.apartmentguide.com/apartments/Delaware/Newark/Apartments-At-Pine-Brook/14679/http://www.apartmentsatpinebrook.com/Double occupancy has 1 1/2 baths. On-site laundry facilities ($2 to wash/$2 to dry), outdoor pool, located near 1 mile walking/running path around reserviour. Water and heat utilities included, estimated $40/mo for electric utilities. No central AC, but 1 wall unit in living room, 1 in large bedroom. Gym. Comcast internet/cable $40-80/mo. Free parking and unlimited guest parking. Close to White Clay Creek State Park. ~20 min walk to Colburn. Many grad students (from across the university) and families live here so it's usually pretty quiet.; Convenient location, but more expensive for quality of apartments (compared to apartments further away).; Mixed reviews on maintenance experiences.; I lived here, Bike got stolen, they have no security cameras so they said we can't help you. Also, the airconditioning sounds like a car without a silencer. Also, the apartments are kinda dark - small windows. There are cheaper and better options, would not recommend - unless you've got no other choice. I live here and had 2 snakes in my apartment and a hole in my bathtub, just sayin...; I also live here. Maintaince comes in whenever they feel like it with no notice..or knocking. My ceiling is striped do to 'emergency ceiling maintaince' 3 years ago and my bath tub and sink are peeling. I also have a hole in my kitchen wall. No snakes though.; I've never had a problem with maintenance. They've always responded promptly to any complaints I had...definitely no snakes. Maybe there are fewer if you live on the second floor?; There has recently been a push to renovate the kitchens in all of the units, so many of these issues have likely been remedied. In my experience maintenance has been very fast to fix almost any issues that arise. The biggest issue is being able to hear your neighbors walking around above you.(302) 208-8176

Everyone has private baths, so 1br=1ba, 2br=2ba, 4br=4ba. Water/internet/cable included (only pay for electricity). Washer/dryer in each apartment. Great clubhouse, gym, pool. Right next to ACME (one of the nicer grocery stores around) and Home Depot. I live here because its really nice, and I like to cook, so having a grocery store next door is convenient. Also, I dont have a car and just ride my bike. Office staff is very helpful and prompt in responding. Maintenance staff is also very responsive and I have never had a problem with them. There is also a bus stop in the apartment complex that takes you to campus which is very convenient if you do not have a car. Parking is free as well. Water/heat/parking included. Clubhouse was recently renovated (2018) with fire pit area, pool, and exercise room. Little dog park on-site as well. Mention you work for University of Delware (preferred employer) and you can sometimes get a discount on rent. New appliances. High ceilings make these apartments feel really big. Single has a nice open floor plan. Two bedroom/two bath also has nice floor plan but one bedroom is smaller than the other. They will let you paint the walls if you prime them before you leave. The management has been doing a lot of renovations on the apartments so prices might be a bit higher. Great place if you have/want a dog. Only 3 miles from campus (bike-lanes all the way) but unfortunately no bus option. No undergrads but quite a few grad students and families so generally quiet. I'd recommend getting a unit away from the road if possible. Also, the apartment complex is within walking distance of State Line Liquors which is a cool liquor/beer store that does weekly wine and beer tastings as well as other events. (443)485-1941

https://www.studenthousingdelaware.com/?utm_source=GMB&utm_medium=Search&utm_campaign=RailYardBrand new construction first opened for 2021-22 academic year. Rates for 10 month and 12 month individual leases. Laundry is included in the unit, there's a gym on site and student lounge on main st, parking is free, and it is less than a mile walk to Colburn. Rent includes all utilities except electric (~$50 per person per month). Brand new construction in 2021-22. While the buildings look nice we had a lot of maintenance issues with the apartment (leaks, poorly installed doors and flooring, electrical issues, etc). Parking is a nightmare, as it is often difficult to get parking in front of the apartment and you will have to park all the way across the property in the overflow lot. Lots of undergrad student athletes live here and they love to throw frequent large parties and destroy stuff. On a positive note, though, there is a very convenient walk path to campus and everyone in the apartment gets their own bedroom and bathroom. Apartments are pretty spacious as well.(302) 562-6882

Nice large apartment for a 1 bedroom (>700sqft) but not so great for 2 bedroom (2B-1Bath). Also the 2B units are on the busier side (family units) of the complex.
(2018.8-2020.8) Management / maintenance was pretty good - had no issues with communication. The apartment is overall pretty old but I didn't have much issues with this as they upgrade regularly throughout the year. The only thing that started bothering me was the water pipe noise in the bathroom being pretty loud. The 1 Bedroom uits are in a secluded and quiter area. I really enjoyed living in the 1B-1B here - can't say anything about the 2Bs.302-731-1638

It's really nice, and there are hills, y'all! It's like they scooped up all of the terrain in Delaware and dropped it in Pike Creek. People who live here are of the somewhat geriatric variety, but more importantly, they seem WOKE. Best bet for people looking to get away from the hustle and bustle of Newark.
I also live in a townhouse rented in Pike Creek, we found ours on Zillow. We pay $1550 + utilities for 3 people. 3 bedrooms, 2.5 baths, finished basement, kitchen with dishwasher, in unit laundry, deck, backyard. I love that I'm far from campus, 5 years of undergrad was enough for me.

Spring Crossings150019254.3Y, restrictions on typeN41 Winterhaven Dr. Newark DE 19702https://concordiaproperties.com/spring-crossings-apartments/Not well maintained and difficulty getting management to assist with maintenance or refunds. Other occupants are not of good character. Numerous packages and mail stolen. My car was also hit there. Would not recommend. Lots of issues with facilities breaking and never being repaired. No security cameras. Management unfriendly and unhelpful. Public spaces are usually not clean. Does not have recycling. They redid the carpets and walls and kitchen before move in though! Very inexpensive. Requires a car, though there are a few public buses per day but they are extremely unreliable. 302-366-1172
