How to Use This Worksheet

1. Enter information only in the yellow cells on the Analyzer tab.
2. Use one column for each property you are considering.
3. Enter average monthly costs for mortgage, taxes, insurance, flood insurance, utilities, HOA, maintenance, cleaning, property management, and other monthly expenses.
4. If an expense is annual, divide it by 12 before entering it.
5. Enter realistic weekly rental rates and the number of weeks you expect to rent during each season.
6. Green cells calculate automatically.

Seasonal Rental Income

Summer rental income is calculated as Summer Weekly Rate × Summer Weeks.

Spring/Fall rental income is calculated as Spring/Fall Weekly Rate × Spring/Fall Weeks.

Winter rental income is calculated as Winter Weekly Rate × Winter Weeks.

Understanding Your Results

Estimated Annual Rental Income: Total projected income from summer, spring/fall, and optional winter rentals.

Estimated Annual Expenses: Total monthly ownership costs multiplied by 12.

Estimated Annual Cash Flow: Annual rental income minus annual expenses.

Average Monthly Cash Flow: Annual cash flow divided by 12.
