Interim Property Manager / HOA

The Developer will act as the interim property manager. During the interim period, the Developer will collect an interim HOA fee to cover operational expenses. That interim HOA fee will be initially set at $100 MXN per square meter per month including a fixed management fee of $1000 MXN per sold unit that has been delivered. The Developer will keep a book of records and provide quarterly financials to the owners during the interim period. The interim HOA fees are subject to change if expenses exceed interim fees. Once the Condo Regime has been registered and an owners committee has been formed, the developer will agree to stay on for a maximum period of six months to allow the owners to transition the management service to a 3rd party management company. The Developer will at that time turn over all financial records including a full reconciliation of expenses. Any surplus funds will be transferred to the new HOA. In the event of a deficit, the new HOA will reimburse the Developer.
