How long is this investment?Minimum of 3 years, full repayment of principal can be requested at any time after 3 years. On repayment of the principle the Founder's privileges will end.

What privileges will I receive as a founder?You will have 1 bunk at Founders Week every year that you remain invested (at no additional cost). You will receive an annual 5% return on your investment. You will be actively engaged in the design of the program and will help shape the Chateau Beduer experience for all future campers. You will be a key participant in a women run, women owned, women centered business in a beautiful Chateau in the heart of South West France.

I love this project, can I invest more than 8500 Euros?Yes, equity ownership in the company is available for Founders who wish to invest an additional 80,000 Euro or more. Equity owners will receive a share in the profits of the company each year. Current estimated dividend on equity investment is 5% in 2025 and 10% in 2026 and onwards.

What is the risk to me?This is a start up company and success is not guaranteed. If the venture fails the founder loans could be subject to default by the company.

Target age group and gender given - are you starting with a specific geographic focus?USA focus initially, as they understand the summer camp concept, have a strong desire to visit Europe and there are US based competitors at or above our price point. We are also seeing strong interest from European based women and have campers from India, Egype, Kumwait and Malaysia. Target age group will be 25+.

What are you planning?Yes, we have several people who have strong experience in social media marketing to help us develop these aspects. We have had a viral Instagram reel that has 3.5MM views and we are finding Instagram to be our strongest performer.

Should we have a kitchen garden to grow our own organic produce?Yes, there is already a kitchen garden in place We will have cooking classes that use this produce once an outdoor cooking teaching area is built (expected in 2024).

Are there winemaking opportunities?There are 3 areas on the property that are suitable for vineyards. We will be approaching CA winemaking schools to discuss semester abroad programs for women students to establish and manage the vines. The Figeac appellation area is looking to support new winemaking in the region and we are looking into connecting with them to see what support we can receive for this aspect of our programming.

Liability for activities?Founder Members will have no liability. The business will ensure appropriate waivers are signed by all participants and will carry appropriate insurance.

What can we do as adults at camp that we could not have done as children?Not experience being tormented by your fellow campers! As adult women we nurture and support each other and have FUN. You will have plenty of delicious local wine, explore the region freely, learn new skills that would not have been on your camp curriculum as a child such as - bee keeping, french country cooking, massages, classical and jazz music evenings and evening lectures on local history, cuisine etc.

Tell me more about the weddingsWe have decided not to pursue wedding rentals as they are not cost effective and tend to disturb the village below.

What COVID safety measures will be taken?At present we do not have any requirements. If there is a resurgence of a pandemic that puts our campers at risk we will adopt appropriate safety protocols and requirements.

The main property is 1000 years old, where is maintenance in the budget?We have been managing the property and grounds since April 1, 2022. The reserve for contingencies line in the financial plan provides for expected and unexpected expenses including capital expenditures. We have full time grounds and property staff and they execute on our property mainetnance and improvement plan. The profit's from the business will be reinvested into the buildings to support any upgrades needed and to convert current empty areas into living spaces to expand the #of campers (for example the third floor of the chateau and the tower).

What is the risk/liability to investors if someone was injured on the property?The Founder investment is structured so that there is no formal legal ownership and so no liability.

Could you talk more about what an equity stake would look like would that just be for a share of the camp profits or would it also include partial ownership of the property itself?We are offering equity ownership of Camp Chateau BV. Equity owners of Camp Chateau will receive a dividend from the net profits and will own a % stake in Camp Chateau, which has doubled in value from 2022 to 2025.

Do equity stakes also receive the 5% back per year from 2023 on?They do not. The 8500EUR is a minimum founding investment and any founder may receive a 5% return on a simple loan above and beyond that amount.

Given the ongoing pandemic with Covid which may affect us globally for sometime. Has there been some business planning that looks at Chateau Beduer being able to operate and be financially viable if campers need or request individual sleeping areas? I am aware that many hostels in the UK have been unable to offer mixed group dormitories because of Covid.We would only be able to accommodate single accommodation if we had extensive camping available. At the moment we are only planning 5 glamping tents, holding 2 people each. If shared hotel rooms were restricted under French COVID rules we would need to pause the camp and return to single family vacation rentals for the three properties until the restriction was lifted. Hopefully, we are past the worst of the pandemic.

How many years will Founders Week run?Founders Weeks are an important part of our annual calendar and will run for as long as we have invested Founders.

How many bookings will the be for June, July, Aug?In our business plan we estimated 8 sessions of camp with 75% occupancy rate in 2023, rising to 10 sessions in 2024 and 12 in 2025. We are actully now at 16 session for 2025 and 20 sessions for 2026. We will add 20 sessions per year at the second property from 2026

How many campaigns?
We market regular property rentals on AirBnB. Marketing for camp commenced in 2023 using social media campaigns and was very successful. We quickly sold out our 2024 first 6 sessions and needed to add more. We are now sold out for 2025 and 2026 with 13,000 on the waitlist.

Are the meals family style?Yes. Breakfast is a serve yourself continental breakfast of bread, pastries, fruit, yoghurt, tea and coffee. Lunch is a large basket of bread, cheese, salad, saucisson for each bunk - this can be eaten at one of the picnic tables in the courtyard, or taken anywhere on the property. The evening meal is served in the Grande Salle at long tables and is local french country cooking served family style. A vegetarian and vegan option is available on request each night.

May I gift a Founder's membership to a friend or relative?Yes, you may purchase additional memberships as gifts, or to retain for yourself and to use to invite a friend to join you each year for Founders week. You may also want to consider a Platinum or Diamond membership as that would allow you the opportunity to buy one regular camp session and get one at 50% off if you would like to attend with a friend outside of Founder's week.

What is the bathroom situation?All of the bunk rooms in the chateau have en suite bathrooms and additional toilets and showers are available. For glampers, there is a pool house shower and restroom that will be for the use of glampers.

Where is the nearest hospital?The nearest hospital is the market town of Figeac and is 9 km from the chateau.

Where will the staff be staying?We have local and live-in staff. There are rooms on the third floor of the chateau for housing for staff during the camp season.

Why do you only have a few hundred euros in budget for plants?Traditional french gardens are rather plain and the historical budget reflects that. When we add gardening classes we will build in the costs of the plants into the class supplies budget. We would like to considerably enhance the gardens in future years by adding orchards and perennial beds and will do that when the net profit of the camp supports that investment.

Is this a region that is not desirable in the colder months? I noticed the season was May - Sept. Is the chateau essentially shut down for the winter?Yes, the property has only ever been used for summer seasonal rentals and it is common for people to close their houses for the winter in this region. The chateau and houses do have heating but the cost of heating the chateau is extremely high. We do envisage wonderful Christmas and New Year opportunities in the future, but these would be incremental to the current business plan. We have repaired the roof and are isntalling log burners in the common rooms to support Autumn and Spring camp in Beduer. The second property is heated.

The labor expenses seem low are these based on prior years?The projected expenses are based on the actual prior year expenses for the chateau staff.

Will you have other professionals to pay beyond the counsellor staff? We have budgeted for a property manager and camp director. Legal and accounting expenses are factored into the budget. We do not anticipate any additional professional staff.

It seems you are hedging FX risk by having everything stated in Euro and having everyone pay in whatever USD equates to the Euro amount, for US residents.That is correct.

Have you considered the following risks:
- pandemic evolution to endemic with period surges/variants would certainly impact the desire/willingness to sleep with a room full of strangers (or acquaintances). You can wear a mask on a plane but you can't sleep with one.
- Climate Change. Continued heat waves in Southern France? I am assuming there is no air conditioning? Availability of water?
- Future Cost/availability of staff in remote areas like this
- Age of buildings/infrastructure
- Distance from major transportation hubs - will people travel those distances for “camping” experience?
- Gender fluidity- how long will the “women only” concept work?
Yes these are important risks to consider and our approaches to mitigating these are:
- Strict covid protocols will be reinstated if necessary to protect guests including: Frequent testing as needed. Limiting activities to on campus if cases are surging in the region. Availability of separate quarantining locations should a positive case occur.
- The 2 meter thick walls of the chateau provide natural protection from extreme heat. Close proximity to the local market town helps ensure access to infrastructure needs such as water and power.
- We have live in staff for the camp period as local employees are sometimes difficult to find
- A 100k pa capital expense reserve has been factored in to ensure maintenance of the property.
- 50 min drive to the nearest airport and 2 hour to nearest large airport requires us to offer a shuttle service as needed. Campers will be encouraged to weekend in Paris before coming to camp to minimize their travel and optimize their french experience. The distance from international airport hubs has protected the area from tourism and so is also a benefit.
- We will accept all who identify as female at the camp and are working with a trans collective in Berlin to offer a trans camp experience outside of the regular camp season. We will continue to explore ways to support all potential campers and provide them with a safe and accepting space.

Can you provide more information about the Dutch company that currently owns the Chateau. What is its current role in terms of managing the business and what role will it have in the future as part of continuing to own the Chateau and the business.?The Dutch company was formed by the family that owns the chateau to simplify transfer of ownership. It was responsible for the maintenance of the property and employed the staff. We are purchasing the company.

Lunch is a large basket of bread, cheese, charcuterie, fresh fruit and vegetables for the bunk group to take anywhere on the grounds. Dinner is family style in La Grande Halle with a local french country meal each night (vegetarian and vegan options provided) with wine.

Does the camp offer limited free wine?Aperitifs are served on the terrace before dinner. Wine is served with dinner. There will be no charge for wine during camp and we will only limit consumption if someone seems to have reached their personal limit.
