6 | Does the HOA lawncare provider have the responsibility to pick-up trash along the ponds | Our provider does not have responsibility to mow down to the lakes because of their protected status. They are not responsible for trash in these areas. The Board has discussed adding some amount of waste/trash pickup to the grounds contract. HOA members have made some small attempts at volunteers in the past, with minimal success. |

8 | Condition of sidewalks/trip hazards | The sidewalks are almost exclusively the responsibility of the city for maintenance/replacement/repair. The individual owners are responsible for basic cleaning and snow removal during the winter. Please utilize Request Indy Online to report problems. |
9 | People Fishing in the Ponds | Only residents are permitted to fish in the ponds. Use by non-residents is not allowed unless accompanied by a resident. Any resident feeling threatened should dial 911. |
10 | Mailbox Violations-Why do I get these violation letters? | Our Managing Agent is given the task to note damaged posts, unpainted post/ rusting broken on under maintained mailboxes and report to the board, and the mailboxes have a finite lifespan and need to be maintained and or replaced. Curb Appeal is one of the most important features of our neighborhoods. |
11 | Trash Can Violations | The covenants state that trash containers can only be seen from the street on days of collection. The Board asks the managing agent to note containers on a rotating basis for notice of violation, not limited to being left at curb after collection day and storing in the front or side of the house, or in enclosures not meeting or passing Architectural review standards. |
12 | There are motorbikes being ridden through the common area, lakes or private residences. | The use of motorized vehicles in common areas or the lakes is prohibited, use on the streets or sidewalks are governed by the city statues. Operating any vehicles through another owners’ yard without permission is obviously trespassing no matter the age of the rider, or size of the vehicle/bike. |
13 | One of the street lights is out or malfunctioning | The community Street lights are leased from IPL, which services those lights-each light pole has a number assigned-Please report those by number to 317-261-8111. 14 | I have ash or dead trees on common area that appear to pose a danger to my property | Please report those to Ardsley via phone of web and some-one will visit to assess. Trees determined to be in need of action will be felled in place, since the cost of removal is not practical, in most cases. |
15 | My neighbors’ weeds or lawn are out of control | City statutes cover some types of violations and covenants cover others. Please contact Ardsley with address and issues. |
16 | Can I use paddleboards or kayaks in the Lakes/Retention Ponds? | No on water activities are allowed in the ponds |
17 | Why do the billing dates for the yearly assessment vary? | The covenants call out for a series of steps that dictate the when the Annual Meeting can be scheduled, which is after the audit. The previous year’s expenses are reviewed for the meeting and the proposed budget is mailed with meeting notice. The assessment invoice cannot be mailed until after the annual meeting and passage of the budget by owners present at that meeting. The Assessment is for the “current” calendar year when passed, from January 1st to December 31st. |
18 | What's the deal with the lakes / retention ponds | The retention ponds(lakes) around our HOA are a protected nature preserve set aside with the state of Indiana and governed by the Indiana DNR. The HOA has no control over the changing the protected habitat around the lakes, and the Board would see no viable reason to spend funds to change the status. These ponds serve as a buffer for storm-water runoff and are part of the master plan of the city/state. |
19 | Spam/Phishing E-mails and invoices | These are fraudulent-MLHOA only communications payment status, invoicing or collections via USPS. E-mails to and from the HOA will originate from Ardsley Management. |

21 | Can we get Speed Bumps? | The HOA is actively pursuing the installation of speed bumps and No Thru Traffic signs along Donnehan Rd. We have received little feedback from the city and are having difficulties actually conversing with an official. If we are able to get an actual study scheduled we will need support from the affected residents. Visit the website often for updates or to contribute helpful information. |
22 | Ice and Snow Treatment/Removal | The HOA has a contract that calls for pushing of snow starting at 3", once the event has played out. This covers all areas, but remember that snow can only be pushed in a straight line and that some T-intersections and cul-de sacs can be impacted by those pushes. The individual owners are responsible for removal in front of their driveways and sidewalks. Salting is done on hills and intersections based on the “predicted” conditions, extreme cold and rain to sleet conversions can impair or negate salt treatments. The City contracts with third party snow removal and will not push until 6” and can take days to clear all side streets. |
23 | Questions have been asked about “no street parking”, and parking both sides or on curves | The streets in our additions are controlled by the City and all the normal parking rules apply. Parking on the street facing the normal flow of traffic is allowed, parking to block the sidewalk is not allowed but difficult to enforce. Any vehicle with valid registration and plates are allowed to park on city streets. |
