Whether thats renovtaing one room, extending your home, or knocking it down to make room for your dream home we've got your back. With these spreadsheets you will be able to gain clarity and understading into what you really want and need in your new space, making you think about your requirements before you engage a designer this spreadsheet will save you time, money and energy! How you may ask? All too often people are engaging and approaching designers without a clear vision of what they really need in a space. Dont get me wrong, your engageing a deisgenr for a reason but if your not clear on your requirements and what you really need you're not going to be truely happy with the design until it ticks all of your 'funxtional' boxes. Designers are there to combione your needs and core functional requirements with design and style while following council and authority rules. The clearer you are with your intentions for the space the smoother the process will be and you will know exactly when you are presented with a design that ticks all your boxes! There is nothing worse than leading a deisgner in circles becuase "it's not quite there yet..".

Being sure of what you want and need will save you:
1. Time - Designer will incorporate your requriements in the design adn you will be able to make decisions quickly with little to no revisions.. and your project can start construction ASAP!
2. Money - Less revisions means your design spends less time being changed by the designer, and updating the other consultatants could cost you. If your project is in construction be aware of the builders margin on variations and changes.
3. Energy - You will save energy not having to go back and forth and spend more energy actually being excited for your new space. (as you should be, this is huge!!)

Just a quick note!The location, zoning and planning requirements of your block will affect the final size of the home. Things that you need to consider when designing and planning your space is the block setbacks and certain planning requirements. The setbacks on your block will vary depending on the surroundings, your immediate neighbours (backing onto a nature reserve, public open space, or surrounded on all sides by houses). Easements that are on your property will also affect the setbacks and the amount of land you're actually allowed to develop on. Also note that aside from zoning there are also specific precinct codes that may apply. This is where heritage listed homes and other protected structures come into play. There may be a suburb requirement for the street frontage or a separate requirement for how much land you're actually allowed to build on in that specific location. It's always good to check with your local council or government body the requirements before buying a property or designing.

Just a quick note!The standard of finishes, fixtures, materials and appliances along with the structure, extent of works, and other design elements all play into the final cost of the project. There are so many variables when deciding the standard of finishes and fixtures for example you may have a state of the art kitchen but be more economical in the bathrooms. In this instance there would be a balancing act between rooms and their total amount. It all comes down to your priorities and the spaces you value the most. This will also depend on the size and scale of the project. It may end up being more economical to knock down the existing house rather than do a complete renovation. this is something to consult your design professional or builder about before making the call.

Just a quick note!The builders prelims and margins will vary depending on the market at the time, the relationship you have or don't have with a current builder or if you are building the project yourself as an owner-builder. There are a few things to look out for when looking at a builders breakdown. Making sure you know everything that the builder has and hasn't included in their costing is a big one, making sure you're both on the same page with $ and when payments are due, along with construction contingency, builders margins on variations and their proposed timeline.
