1. Look through all apartments as they are listed

2. Categorize by great, good, fair, bad

3. Identify the ones that are so great that I would sign them as long as there are no red flags. Look at other apartments in that building to check how quickly they sell and the average price.

4. Do a video chat tour with the realtor sometime during the workweek or review the video tour to see if it's sufficient

5. Have Li/other friends do an in-person tour in-person during the week (if after 7pm) or most times on the weekends to check for red flags

What to do during the video chat / in person visit

1. In your opinion, what are the reasons I shouldn't take this apartment? What, if any, red flags did you notice? On the older side. Hardwood looked a little old. The size in 12 by 14 feet in the living room. The kitchen is on the smaller side. The stove looks pretty old, like 1980. Internet is only wired up for Spectrum. No construction. It is second floor. You live right above restauraunts, which will be noisy, it will get loud. Heat and hot water included. $60-$80. The light wise it looked pretty well lit. The window in the living area isn't the brightest, but the bedroom overlooks the street. No doorman, but they bring packages to their door. Intercom to buzz people in. Laundrymats within a couple box, pick up and delivery.

2. What are the things that stood out to you being there in-person that you didn't notice from the photos/video?
Window AC units. Have to get my own window units. Radiator looks fine. It does look like there is some wear and tear. They will paint and clean it after the tenet moves out.

3. Does the apartment feel "small" or "cramped"? If so, which rooms?
Felt regular sized. Giant fucking couch, that took a third of the space. It felt normal. It's pretty spacious.

4. What floor was the apartment on? Was it excessively exhausting to walk up the stairs? 2nd.

5. Could you see two large couches being placed in the living room for hosting movie nights?

What to ask the realtor once all checks are passed

1. Is there an income requirement? Should be fine.

2. Do you accept guarantors? If so, what are their income requirements and do they have to live in the tri-state area?

3. To increase my chances of getting the apartment, could I pay 3-6 months up front?

4. Just so you know, if there are other renters interested, I'm willing to pay more than the listed price.

7. I want to let you know that my income right now isn't regular. I'm the CEO of a small company, we have 3 employees and made $350,000 in 2020, and I basically pay myself in bonuses when I need the money and keep the rest in the company to help it grow.
