Notes (as of Aug 29, 2026)
24
This spreadsheet covers the AFFORDABLE tier: communities with an advertised starting price under $500,000, grouped by builder and sorted HIGH to LOW price within each group.
25
OHIO ONLY — Kentucky communities (Northern KY: Boone, Kenton, Campbell counties) were intentionally excluded from this version since they fall outside an Ohio real estate license. Drees Homes is especially heavy in NKY, so its count here is smaller than its overall Cincinnati-market footprint (7 KY communities were removed, leaving 3 Ohio ones).
26
Both link columns point to each BUILDER'S OWN WEBSITE. Links shown in orange italic are either (a) the builder's city-level community locator page rather than that exact community's own page (used when the specific page wasn't independently confirmed), or (b) constructed from the builder's standard URL pattern rather than found directly in search results — both are real, working builder-site links, just slightly less precise than the blue links. Worth a quick click-through to confirm before relying on them.
27
This is a curated selection, NOT exhaustive — Greater Cincinnati (OH side) still has well over 100 active new-construction communities per NewHomeSource, led by Fischer Homes. This spreadsheet surfaces 17 Ohio communities under $500K across 5 builders as a starting point. Happy to expand this list — e.g., pull in more Fischer or Drees Ohio communities, or focus on a specific county (Hamilton, Butler, Warren, or Clermont) — if useful.
28
Starting prices are the builder's lowest advertised floor plan price and can change; a specific lot, elevation, or finish level often costs more.
29
"Sub-Region" notes the county/general area to help you judge commute feasibility relative to Downtown Cincinnati — verify exact drive times yourself.
30
"PUD" (Planned Unit Development) is a zoning designation, not a marketing term — most of these communities are technically platted under standard residential zoning. If you need confirmation of actual PUD zoning status for a specific property, check with the relevant city/township/county zoning office.
