As the item has been discussed openly with everyone, and agreed to by the 5 of the 6 because the VRBO owner doesn't care or bother. He just says send him a bill. This has been how we decide. Before using zoom for meetings we'd convene in the parking area, discuss, and email the proposal. If it is a matter for owner vote, we call a special meeting. We schedule all meetings, by verifying availability with everyone. The text thread is mostly clarification or permission to add or change something visible to the street. There might be objection, and owner adjusts a bit, all respect the spirit of the covenants. The board members and longer term owners carry most weight because one learns the covenants. After 30 years, there is no way to match the original product, so questions such as 'does this window frame look okay for a good style and white or off white? Response, that looks nice. Or, since I am replacing my fence with cedar, do I need to paint it with trim color?
