HOW TO USE THIS WORKBOOK

3
TABS IN THIS WORKBOOK
4
• ROI Calculator — core investment, financing, revenue, expense, and returns model (Low/Mid/High scenarios).
5
• ADR Calculator — backs your Annual Revenue scenarios into an implied nightly rate, to check against comp listings.
6
• Rehab & Furnishing Expenses — tracks actual spend on rehab, design, and furnishing against the budget entered on the ROI Calculator tab.
7
8
COLOR KEY (used across every tab)
9
• Chartreuse fill — your inputs. Edit these freely.
10
• Soft periwinkle fill — pulled automatically from another tab. Edit the source cell instead.
11
• Taupe fill — key results worth reading first.
12
• Plain white cells — calculated automatically. Don't overwrite these, or the formula is gone.

USING A SCREENSHOT TO GET A DECISION-READY READ
15
The Low/Mid/High scenario output is only useful if you actually stress-test the Low case before committing. Screenshot the Returns section (or the whole ROI Calculator tab) and send it with a prompt that forces a specific answer, not a general “looks good” reaction.
16
17
"Here’s my ROI calculator output for [property/deal name]. Purchase price is $X, and I’m deciding whether to move forward. Tell me: (1) which scenario (Low/Mid/High) is most likely given [occupancy/comp assumptions], (2) whether the deal still cash flows if the Low case happens, (3) what in this output should make me walk away vs. what’s a normal amount of risk for an STR at this price point, and (4) one number I should double check before I commit."

A FEW THINGS TO CHECK EVERY TIME
27
• Does Low still cash flow, or at least come close? If not, the deal only works if performance beats a base case.
28
• Is Forced Appreciation positive? Negative means the rehab is costing more than it's adding to appraised value.
29
• Cash-on-Cash Return is the honest “money in my pocket monthly” number. Total ROI includes appreciation and principal paydown you can't spend until you sell or refinance — don't treat them as the same number.
30
• Check the ADR Calculator tab's implied nightly rate against real comps before trusting a revenue scenario.
