A. Check to make sure you are using the calculator for the year of the Annual Progress

Report you are completing. The year in row 2 should match the year of the Annual
12
Progress Report you are completing. If it does not, close the AMI calculator workbook
13
and download the AMI calculator workbook for the most recent year.

B. In row 3, select from the drop down list the County in which the jurisdiction for which
16
you are completing the annual report is located.

C. In row 4, select the tenure of the unit for which you are calculating the affordability
19
level. If “Owner” is selected in row 4, row 6 will update to say “Sales Price”. If
20
“Renter” is selected in row 4, row 6 will update to say “Monthly Rent”

D. In row 5, select the number of bedrooms in the unit for which affordability level is being
23
calculated.

E. If “Sales Price” appears in row 6, enter the sales price of the unit for which
26
affordability level is being calculated. If “Monthly Rent” appears in row 6, enter on
27
the right the monthly rent for the unit for which affordability level is being calculated.

F. Row 7 will auto-populate with the monthly housing cost before utilities. For renter-
30
occupied units, the number in row 7 will match the monthly rent provided in row 6. For
31
owner-occupied units, the number in row 7 will be calculated based on the sales price
32
provided in row 6 and estimated monthly housing costs associated with owning a home
33
with that sales price. For more detail on monthly housing costs for owner-occupied units,
34
please see the “Assumptions” tab of this workbook.

G. Once rows 2-6 are completed, row 8 will auto-populate with a determination of the
37
lowest affordability level a unit of the tenure, size, and monthly cost in rows 2-7
38
could serve based on Health & Safety Code Sections 50052.5 and 50053.
