When will the property be ready?The the developer is estimating construction will complete on the far left two homes in December 2025, Calafell council and the notary has to inscribe the Deed at the public Registry and the habitability certificate has to be issued before you can move in which usually takes another 4-6 weeks - so we are currently estimating move-in-ready from 15th January 2026.

What are the payment installments?1) Reserve contract = €5,000 2) Arras contract 25% of €445,000 = €111,250 minus the reserve = €106,250 3) Remaining 75% = €333,750

Will the development have security cameras installed outside in the common areas?There won't be a development wide security system installed as it is not a "gated community".This has to be purchased by each home owner from a private company such as Securitas or Securitas Direct.

Will there be a secure place to store bicycles? Can one of the parking spaces be turned into a lockable shed for this?You could use part of the street level parking area for this and convert one of the two spaces or install vertical bike storage hooks on the pool wall to save space

Construction timings - what date will the construction noise all be finished? All 10 houses complete?Estimating end of 2026

What hours will the constrution be taking place on site? 8 hours per day Monday - Saturday. Sundays off.

Is it possible to move the garbage containers, given that they are currently positioned in front of the future driveway?The bins are positioned by the local council based on the needs of nearby residents at the time. If their location now blocks access to your new driveway, a request can be made to the council to relocate them. Normally, this is done by the homeowner once the property is occupied.

Is there electricity connected to the parking area? For electric car charging? Yes power points will be installed in the parking area but car charging units are purchased separately by the owners.

What is the warranty period for the new-build house, and what is covered by the warranty?A: In Spain, new-build homes are covered by different legal warranty periods:

- 10 years (Seguro Decenal): Mandatory insurance provided by the developer, covering major structural defects that affect the building’s stability or safety (e.g., foundations, beams, load-bearing walls).

- 3 years: Covers defects in installations or construction elements that affect habitability (e.g., plumbing, electricity, insulation, waterproofing).

- 1 year: Covers minor finishing defects (e.g., paint, tiles, carpentry).

All warranty periods start from the date the property is officially handed over to the buyer. The Seguro Decenal certificate provided by the developer serves as proof of cover.

Is there a kitchen plan including all appliances? Is there a dishwasher?TBC - all appliances are "Teka" brand as per the brochure

Is it also possible to build the kitchen and bathrooms yourself?Yes it could be an option.

Is a bank guarantee provided? - If we want to make a reservation, is this possible for a period of three weeks?Yes, it is required by law. In Spain two formulas are offered: 1. Bank guarantees or 2. Insurance covering any amount you give to the developer.

Will we receive a refund of the reservation fee if we cancel the purchase?Reservations are valid for 1month max. and refunds are only due if you desist before a period of 15 days and if you need a mortgage and you cannot obtain it.

Can we include a resolutive purchase condition if we are unable to obtain a tourist permit?No — this is highly unlikely. Since late 2023, Catalonia has introduced strict new rules that make new tourist rental licences very limited and uncertain. In Calafell, the chances of obtaining a new licence are slim, and because it depends entirely on council decisions, developers will not agree to make the sale conditional on you getting one.

In short, buyers should not base their purchase decision on being able to rent their home short-term to tourists
