The goal of this spreadsheet is to help you move step by step through the analysis process for a single family home rental investment. All of your questions about the financials of the investment are answered in this analysis. If you have any questions, please email support@quicksilvercre.com.

Only edit cells in blue. The main inputs on are the four blue tabs. You can also override month-to-month changes on the Monthly Cash Flow sheet and the sensitivity ranges. Cells that are not blue are generated output from formulas.

Operating Inputs are setup to be as flexible as possible. Sometimes you'll hear an expense in terms of a monthly or an annual amount. Your insurance bill might be paid quarterly. They can also go up over time in different ways: rent, taxes or insurance will usually increase annually and others might increase every month. You should be able to put in these numbers the way you think about them.

The spreadsheet flows from left to right, from inputs to outputs. The major assumptions are input in the Operating Inputs and CapEx Inputs sheets. In many cases, that is all you will need to change per deal. The Monthly Cash Flow sheet is setup for per month adjustments if you want to get more granular with any projections.

This spreadsheet is yours, for personal use. There are no locked cells or sheets. Some cells and rows are hidden to get things you usually won't need to change. The intent is not to restrict you from making updates or changes in functionality, only to make things as easy as possible. There are no macros that make magic happen, but there are complex formulas.
