NOTE: This spread sheet was Frozen Oct 1, 2012, one year after first tenant moved in to our tiny-ish house and started paying rent (and still is BTW.) We froze this sheet at the point where the outside shed roof and fence were finally done. All further costs count as maintenance to us. Total cost including first year completion of stray jobs to full plan completion was $53,481.00 for a per square foot cost of $134 (all inclusive, appliances, etc.). Rent is now $825/month utilities included except propane heat/dryer/cook stove. This comes out to a about a 12% Return on Investment a year for a 8 year payback, including 2 months vacancy a year and maintence. So far, no vacancies. - Caleb and Laura, Oct. 1, 2012.
