Net/Max Affordability Rules

There is no one size fits all approach. If you catch yourself wondering where all your money is going from your w2, this is a great course correct. If you are living above your mean, this is a great course correct. If you are just starting out and really don't know much about numbers, investing, finances, banks, etc... It's ok. Use this to estimate your numbers. And Finally, Allow yourself to grow the process.

1. Save at least 15% of your take home pay. Experts will say at least 10% but in truth, save as much as possible. Just because you have money left over, doesn't mean you need to spend it.
2. Pay Off All Credit Cards or Consumer Debt to include Car Loans and Personal loans. They are usually front loaded with interest fees in excess of 20%. It's harder to find any investment and savings paying a consistent 20% annually. Your personal debt doesn't sleep. Don't let it take your joy. If you can't buy it twice, you can't afford it.
3. A home should only cost you less than 30% of your take home pay at the max. Save at least $20,000+ in a high interest savings account until you are ready to purchase a property. Take free home purchasing classes provided by your local government to know your options and understand the process.
4. Work on your credit score and your FICA Score.
5. Learn Financial money management. Securing the bags and getting high end cars won't bring you happiness if you can rest when the debits hit.
6. Be Flexible with the struggle. It's not mean in perpetuity to quote Marcus Garrett of Paychecks and Balances Podcast.
7. Give More than you receive and it doesn't have to be money. Be creative with your gifts. Be resourceful.
8. This is merely an estimator. The goal is not to be specific but rather to express in a visual medium 1. what's affordable in your salary range, and 2. how your savings style factors into your retirement income in the future.
