Alternative Utility Services, Inc. (AUS) has had the pleasure of working with some of the largest residential properties in downtown Chicago. Because of our innate understanding of our clients' energy profiles and access to utility data, benchmarking became a value-added service that just made sense.
AUS successfully benchmarked and coordinated the verification of over 60 properties in time for the 2015 compliance deadline. Using the services of outside engineering firms for the verification, the properties that engage through us are essentially reviewed twice, which creates a double-layer of accountability and accurateness.
AUS views our clients from a holistic standpoint and we use benchmarking as an opportunity to review energy use from multiple perspectives. Chelsea Group has provided ENERGY STAR data verification and energy audit services to many buildings in the Chicago metropolitan area and across the country. Chelsea Group provides a systematic approach to reducing the energy use in existing buildings, progressing from assessment through audits to design, project management, commissioning and continuous commissioning. Clients select the role they need from Chelsea Group to fit their plans and resources. Projects range from “heavy iron” central plant projects to air handler upgrades, BAS/EMS controls and energy dashboards, lighting projects, garage ventilation, building and area air balance, envelope improvements, and on-site solar. Additionally, Chelsea Group offers assistance in obtaining rebates and financing for energy management efforts.
Chelsea Group’s Sustainability Master Planning (SMP) includes benchmarking of building performance using criteria established by ENERGY STAR and LEED for Existing Buildings: Operations & Maintenance. Since 2007, over 500 buildings comprising more than 150 million square feet have moved through parts or all of this program with Chelsea Group. Over 20 ownership and management groups have selected this process for their portfolios.

In the first step, each property is reviewed based on utility data analysis and self-evaluation against basic LEED prerequisite requirements. Gap analysis is then performed to define and quantify current condition and actions required to meet LEED EBOM requirements at various levels of Certification. Detailed assessments incorporate these elements and add an on-site sustainability review, an ASHRAE Level 1 energy audit identifying both low-cost/no-cost measures as well as potential capital improvements, and an initial IAQ review. The final report of the detailed assessment is a Sustainability Management Report (SMR) that provides all assessment results and compiles a complete benchmarking against performance standards. Recommended actions are summarized in a “Sustainability Roadmap” that includes a 10-year Capital Expenditure (CapEx) plan to achieve financially recommended sustainability goals. Where appropriate, portfolio summaries are provided to guide multi-property investment strategies.

Chelsea Group clients use the portfolio level planning and individual building Sustainability Roadmaps in a variety of ways to prioritize their investments in sustainability. A significant number of clients pursue various low-cost/no-cost measures and capital measures to reduce energy, water, and solid waste disposal use and cost. Chelsea Group provides design, project management, retrocommissioning, ASHRAE Level I, II, and III audits, assistance with LEED certification, ASHRAE 62.1 Ventilation Conformance Studies, and monitoring and tracking performance for recertification.

Chelsea Group has a long track record in comprehensive energy management projects including the design and replacement of HVAC systems for commercial real estate, universities, and healthcare facilities across the United States. Energy performance enhancement projects include the following: Multi-year energy and sustainability technical consulting, design, and project management for a 362,000 square foot commercial office building that included improvements to the automation system, air handling VFDs, building envelope tightening, and chiller studies that improved their ENERGY STAR rating from 79 in 2003 to a current rating of 97. • Central plant optimization program consisting of $289,000 in equipment and services at a large medical center including the design of a permanent metering and monitoring program, and design of a custom dashboard for integrated data reporting. Anticipated savings currently tracking to 1 million kWh per year. • Energy efficiency technical consulting, design, project management and continuous commissioning for a three-building portfolio totaling 1.2 million square feet including central plant replacement, major renovations to air handling systems and BAS replacement. • Central plant optimization program consisting of $180,000 in equipment and services for a 293,000 square foot commercial office building, which includes a major lighting retrofit. • Fundamental commissioning of a new chiller plant at the University of Illinois at Urbana-Champaign. • Replacement of pneumatic thermostats with hybrid digital-pneumatic thermostats in a 340,000 square foot commercial office high rise building resulting in 14% annual energy use reduction, a total of 777,648 kWh. Utility rebates plus savings produced a payback of 1.6 years. Improved the 2009 ENERGY STAR rating of 87 to current rating of 94. • Air handler modifications and retrocommissioning of a 1 million square foot commercial office high rise building including data centers and two floors of retail space.More than 3

Step 1: Identifying opportunities - G/BA is a leader among companies providing benchmarking, energy audits, and retro-commissioning. These services start the process by establishing a prioritized list of facilities to assess and determine goals, and then identify low-cost/no-cost measures through RCx and capital projects through the energy audit.

Step 2: Implementation - G/BA engineers are ASHRAE award winning designers for energy savings projects that replace chillers, boilers, air-handling units, DHW, and other energy-consuming systems in buildings.

Step 3: Commissioning, Measurement and Verification - G/BA is able to develop calibrated whole-building energy models for complex projects that require verification, and is also able to provide commissioning of new central plant upgrades to make sure the complex new systems operate as intended.
G/BA has provided benchmarking services to hundreds of facilities through ENERGY STAR Portfolio Manager, and has maintained a free hospital energy and cost benchmarking survey for 20 years.

Our participation in utility-funded programs has allowed clients to receive free or co-funded studies to leverage their own funding for maximum benefit.

G/BA has also been recognized as a top provider in the Smart Ideas for your Business Retro-Commissioning program every year.

ENERGY STAR Portfolio Manager and our Hospital Energy Survey demonstrate the savings our clients have made over time through the process of identifying potential energy reductions, implementing low-cost measures, developing capital priorities, installing more efficient systems, and verifying the results.

A new service in conjunction with City of Chicago Benchmarking Ordinance is to provide automated ENERGY STAR Portfolio Manager uploads for facilities to maintain their accounts throughout the three-year cycle of submissions to the city.

G/BA also provides services for assessment of MEP equipment in terms of service life, reliability, and code compliance. This is valuable experience that informs our energy efficiency recommendations so that the owner's benefit is maximized in the long term and not focused solely on short-term energy savings.
G/BA has performed hundreds of energy studies for clients in the area, and more studies for healthcare facilities in the Chicago area than all others combined.

Staff members have served on the ASHRAE committee to rewrite the "Procedures for Commercial Building Energy Audits" and currently serve on committee SPC 211, developing an energy audit standard. Selection for the committee is based on years of experience in the field providing audit services for complex and energy-intense facilities.

The most common energy audit type for larger facilities is equivalent to a Level II. This level of study allows clients to document their energy use and provides actionable recommendations. G/BA has provided over twenty Level III energy audits. These are recommended for facilities that are implementing many measures that interact, and requiring a calibrated energy model that will be used to justify the project economically and verify savings. Level I audits can be a useful tool as well, and G/BA recommends that clients not be fixated on ASHRAE levels but work with us to identify a beneficial scope that will lead to successful implementation, and which may include engineering tasks across more than one ASHRAE level.

G/BA is also a qualified provider in several utility programs that may offset the cost of an assessment for certain clients.

In the past 10 years, G/BA has created or maintained several hundred ENERGY STAR Portfolio Manager (ESPM) accounts. More than 10 staff members are fluent in using ESPM.
G/BA has designed MEP improvement projects for clients that have claimed over $2.1 million of ComEd incentives for energy efficiency, in addition to clients receiving incentive funding from natural gas companies and publicly-owned clients receiving DCEO funds. Each Road Map presented a detailed business case to help the building owner/manager/operations team identify energy conservation measures and improvements that would help achieve the building’s commitment to reduce energy consumption by 20% over 5 years. For approximately 18 million sf of building space, Road Maps leveraged $5 million in incentives from the state and local utilities; 10% average internal rate of return on investment; 24% average energy reduction; total savings of 356,000,000 kBTU/yr of energy.
The retrofit ‘Road Maps’ that PositivEnergy Practice provided for 21 buildings varied from ASHRAE Level II to ASHRAE Level III audits depending on whether capital intensive modifications were analyzed and recommended in the final report delivered to each building.
