3/8: Had a call with Bastion and went over PDFs with info on land. He is going to follow-up with land owner to see how soon we can get out for a site visit. Land owner is out until the 21st, but we may be able to meet with caretaker before then.

De-commissioned military base that's been turned back into a park and is managed by the forest service. The land is big, open, and about an hour from Denver.

It's in Eagle County, and she's already made some connections there to see what their process looks like.

If we get big enough, we'll eventually end up on public land, because the fed owns 42% of all land in Colorado.

I spoke with Scotty, the events coordinator for Rancho del Rio, just now. He said over 500 you needed county approval and over 100 we would need to get the land use adjusted, so that would involved land impact and traffic studies. He said likely not going to happen for this summer. Also, if we did over 1000 he would want to have some of their people (paid) onsite to deal with parking, etc. He also was worried about destroying the land over 1000 people.

He never holds events larger than 1000 on that property and he said the property feels really full at 1000. - Mariah 3/2/15

Entire property is 55 acres, but we could only use 20 acres. Pretty open, right on the river. some existing shade shelters. Has fire pites on site. Parking: 100 spaces on site, neighbor a mile away with more. - Mariah (From a call with Jeff 2/23)

Website say they have 20 acres of camping space, but per e-mail from Schmid-E Jeff Gibson @ Racho said they have room for 2,300 people. So there must be more land for camping then 20 arcres, but parking might be an issue for that many. - Izzy

The woman who owns the land has a improved campground she rents throughout the summer months.

If I had to guess the property had 20-30 gravel type RV parking sites with power provided. The area is very hilly with exception of where the campgrounds are located. This area also has a small river or creek running through it. One significant downfall of the location is the close proximity of both the owners home and caretakers home to the actual campground. I would also guess the cost of renting the location with be significantly higher than our past locations.

"Parrish Ranch is an RV Resort and Event Center. We don't rent land. We have weddings, some music festivals (max about 400 people), and camping clubs on weekends only during the summer months. We've given a shot at larger but it just doesn't work out. Each event is priced based on a number of factors.
