Your help is needed in maintaining your home

Residents should promptly report any maintenance issues, including:

  • Broken or unserviceable housing components
  • Structural damage
  • Water leaks
  • Cracked walls
  • Other maintenance concerns

Maintenance

While FLFHC handles exterior repairs and maintenance, residents are responsible for maintaining the overall appearance of areas around their homes:

  • Moisture Management: Regularly wipe and dry areas where moisture may accumulate, such as countertops, windowsills, and windows.
  • Driveways and Sidewalks: Keep free of new oil stains, marks, and writing.
  • Play Equipment: Must be placed behind the home, out of view from the front; tree swings are not permitted.
  • Prohibited Installations: Do not attach dog runs, signs, basketball goals, swings, or similar items to trees or utility poles.
  • Front Lawns: Must be kept clean, orderly, and free of unsafe equipment or items.

Pets

  • Registration: Register pets at the Fort Leavenworth Veterinary Clinic within five working days of moving in or acquiring a pet. Provide proof of immunizations to FLFHC.
  • Restricted Breeds: The following breeds or mixes are not permitted: Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, and Wolf Hybrids.
  • Control: Pets must be leashed outside fenced areas and may only be housed in the yard with a fence that meets guidelines.
  • Waste: Dispose of pet waste daily in fenced backyards.
  • Prohibited: Pets cannot be tied or staked outside fenced areas.

Pets continued…

During inclement weather—including excessive wind, rain, snow, or temperatures above 80°F or below 50°F—residents must ensure pets have:

  • Suitable Shelter
    • Shelter must be a structure of sound construction, providing shade from the sun and protection from rain and wind.
    • Dog houses must be placed within a fenced area.
    • Pets must have continuous access to food and fresh water at all times.
  • Waste Disposal
    • Residents walking their pets must carry a plastic bag or appropriate container to retrieve and properly dispose of pet waste.
    • Failure to clean up after pets may result in a $25.00 fine.
  • Property Damage
    • Residents will be held responsible for damages caused by pets, including charges for the repair or replacement of AC units damaged by pet urine in fenced backyards.

Landscaping

FLFHC will maintain the common areas, including keeping them clean, and ensuring that lawns are mowed, trimmed, and edged during the growing season. Fenced backyards are excluded from this service.

Residents are responsible for:

  • Maintaining plant and shrub beds to FLFHC specifications.
  • Caring for fenced backyard areas, including mowing, edging, watering, and trimming.

The acceptable grass height standard is 3–4 inches.

Alterations

Residents are required to obtain written permission from FLFHC prior to making any alterations or modifications to the home or grounds. This includes, but is not limited to:

  • Changes to landscaping
  • Patios or walkways
  • Fencing
  • Flower or vegetable gardens
  • Any interior alterations

Any approved modifications must be restored to their original condition before the termination of occupancy.

Trash Collection

Bins Provided: Each residence receives one trash bin and one recycling container.

Pick-Up Schedule: Curbside collection occurs Wednesdays (delayed by one day during holiday weeks).

Container Use:

  • Place bins at the curb after 8:00 p.m. the night before pick-up.
  • Return bins to storage by 8:00 p.m. on pick-up day.
  • Keep bins covered and stored properly when not in use.

Bulk Items:

  • Place at the curb only the evening before pick-up day.
  • Dispose of bulk items before move-out to avoid charges.

Trash: Do not leave trash outside bins.

Countertops

  • Please avoid placing hot items such as hot plates, skillets, frying pans, or pots directly onto countertops from the oven, as this can cause burns or damage to the surface.

  • To protect your countertops, always use towels, hot pads, or cooling racks. Damages caused by placing hot items directly on the counters will be charged to the resident.

Basements

  • For safety reasons, please do not stack items at the entry to the basement, particularly at the top of the stairs. This creates a trip hazard for anyone walking up or down.

 

  • The basement is to solely be used as storm shelter if needed; use of the unfinished basement for other than storm shelter (i.e. personal property storage) is at the resident’s own risk.
  • Basement drains are designed to manage excess water, such as drips from your water heater or potential flooding. Please monitor the drains periodically to ensure there is no standing water in your basement, as this can help prevent water damage and maintain a dry environment.

Garage Doors

  • Garage Doors: Avoid keeping your garage door open during extreme cold or hot weather to prevent your home’s heating or cooling systems from working harder.
  • Entry Doors and Windows: Apply the same caution to entry doors and windows.
  • Back-Out Safety: Always ensure the garage door is fully open before starting your vehicle.
  • Pest Prevention: Keep all doors and windows closed to prevent unwanted pests, such as bugs, mice, or rats, from entering your home.

Dryers

  • Dryer Vent: Residents are responsible for ensuring dryer vent hoses are securely installed. Improper installation can cause moisture issues and damage. Check regularly for proper function.

  • Lint Trap: Clean the lint trap after every load to prevent fires and ensure efficient dryer operation.

  • Lint Disposal: Dispose of lint in the trash to maintain cleanliness and avoid buildup.

Air Conditioners

  • If your air conditioner is not working, check for frozen lines outside or signs of freezing inside. If you notice ice buildup, set the thermostat to FAN mode to help thaw the system.
  • After adjusting, please call Maintenance to submit a work order for further assistance.

Blinds

  • Please call maintenance if your blinds become broken. DO NOT WAIT until you are getting ready to move out.
  • Normal wear and tear from age or sun damage are determined by maintenance. You WILL NOT be charged for these damages.
  • Looking through the blinds instead of opening them properly and pets are common reasons that blinds become damaged. You may be charged for these damages.

Winterizing Your Home

  • Disconnect Garden Hoses: Ensure garden hoses are disconnected in winter to prevent freezing.

  • Thermostat Settings: Keep your thermostat set between 50°F–80°F to avoid frozen pipes. If you're away, set it to 65°F.

  • Heater Testing: Test your heater before it gets too cold and switch your thermostat to HEAT mode.

  • Furnace Smell: When turning on your furnace for the first time each year, you may notice a damp or dusty odor. This is normal as dust burns off. If the smell persists, contact maintenance to submit a work order.

HVAC Dampers

  • As the seasons change, it's important to adjust the direction of air in your HVAC system for optimal comfort. In the fall and winter, direct the air to warm your home, and in the spring and summer, adjust it to cool the space.

Air Filters

  • For improved air quality in your home, it is recommended to change your air filters once a month.
  • You can pick up replacement filters for free at the Self Help Store, located at 800 W. Warehouse Road. Simply provide your address when you visit.

Dishwashers

For best results with your dishwasher, follow these simple steps:

  • Run your garbage disposal first and allow hot water to run briefly before starting the dishwasher. Since the disposal and dishwasher are connected, this ensures both function properly.
  • Use dishwasher pods like Finish Tabs or Cascade for optimal cleaning results. Additionally, Jet Dry can be used for every wash to improve performance.�(Remember to keep these products out of reach of children!)
  • Clean your dishwasher regularly by placing 2 tablespoons of white vinegar and 2 tablespoons of baking soda in the bottom of the machine. Run an empty cycle every 2 months to keep the dishwasher clean and fresh.

Garbage Disposals

  • Please do not dispose of trash in the garbage disposal. Items such as dishware, bones, coffee grounds, rice, noodles, bottle caps, or hair should be properly discarded in the trash bin to prevent damage or blockages.

  • TO CLEAN DISPOSALS: Fill your disposal with ice cubes, turn on the faucet, and turn on the disposal. Let faucet run while ice is in the disposal.

Toilets

Residents will be responsible for any plumbing damages caused by improper disposal of these items.

Carpets

  • Stains on Carpets:

Please exercise caution when using cleaning products on carpets. Many products can cause damage such as stains and bleach spots.

  • Carpet damage will be charged at move out.

Walls

  • Drawing and coloring on walls may result in charges to the resident at move out. Please try to prevent this.

  • Magic Erasers or similar products are effective for removing many types of marks. We recommend trying this for other marks around the home, but please first test it in an inconspicuous area to ensure it does not cause any damage.

Mold

Surface mildew on exterior doors, including storm doors, is considered a housekeeping issue and is the resident’s responsibility. It is important to keep all doors and air vents clean and free of dirt and/or mildew.

To help minimize mold growth in your home, residents are encouraged to take the following actions:

  • Open windows for proper ventilation when possible.
  • Close windows during rainy weather or when damp conditions exist.
  • Maintain indoor temperatures between 50° and 80° Fahrenheit at all times.
  • Clean and dust regularly by vacuuming, mopping, and using environmentally safe household cleaners to remove dirt and debris that contribute to mold growth.
  • Periodically clean and dry walls and floors around sinks, bathtubs, showers, toilets, windows, and patio doors with a common household disinfecting cleaner.
  • Wipe down and dry areas where moisture may accumulate, such as countertops, windowsills, and windows.
  • Use the pre-installed bathroom fan when bathing or showering.
  • Use exhaust fans in the kitchen when cooking.
  • Dry excess water immediately to prevent moisture buildup.
  • Do not overfill closets or storage areas to ensure adequate ventilation.
  • Avoid leaving damp clothes or fabrics in piles for extended periods of time.

Report Mold Immediately

  • REPORT MOLD IMMEDIATELY TO THE MAINTENANCE TEAM: (913) 651-3838

Please be aware of the following issues that require immediate attention:

  • Evidence of a water leak or excessive moisture in your home, storage room, garage, or any common area.
  • Evidence of mold growth that cannot be removed with a common household cleaner.
  • Failure or malfunction of your heating, ventilation, air-conditioning (HVAC) system or laundry system. Please ensure that vents, ducts, and HVAC systems are not blocked or covered.
  • Inoperable windows or doors that may need repair.
  • Musty odors that you may notice in your home, which could indicate moisture or mold issues.
