Rapid Deployment Damp Monitoring

London Use Case

2 of 28

Background

  • In July 2023 we asked LOTI members if we need a pan-London programme - many said yes and wanted to participate in extending SLP InnOvaTe Programme (link)
  • GLA has provided some funding for a core programme team to support this and encourage IoT adoption
  • Team formed and case studies published

on LOTI website (link)

Encourage the tackling of damp, mould and condensation across London while generating strategic insights

5 of 28

  • Social Housing Act officially became law in July 2023

“landlords will need to demonstrate how they're providing good quality homes and services for tenants“

  • Support damp / mould crises by providing timely

data for local and strategic decision-making

Context

Why is this important?

6 of 28

Encourage the tackling of damp / mould / overheating across London while generating strategic insights,

with specific focus on:

  • temporary accommodation
  • housing stock
  • private landlords
  • voids
  • other council assets

Woman in critical condition after council 'failed to fix mould and damp issues'

8 of 28

Use IoT data to deliver positive outcomes for London:

  • Identify root cause of damp / mould issues
  • Understand scale of problem in boroughs and across London
  • Give confidence improvements are working in properties
  • Capture evidence for claims / discussions
  • Spotlight problems before they happen
  • Proactively mitigate reputation damage

Challenge

What is our goal?

COSIE Homes Sensor from IoT Solutions Group

  • Damp/mould and overheating alerts
  • Single or multiple sensors per property
  • Ship direct to property or to central team
  • Includes information flyer if desired
  • Readings every 10 min, available every 24 hours
  • 3 year battery, using NB-IoT (Vodafone)

Approach

How will we achieve it?

Phase 1

10 of 28

Shared Pan-London Data:

  • shared sensor data across all pilots
  • overlay additional external data streams
  • generate new strategic insights for policy makers
  • classification data, trends, root cause analysis

Approach

How will we achieve it?

Phase 2

11 of 28

Environmental Monitoring or properties will support:

  • accurate data on scale of problem for prioritisation
  • evidence for claims / discussions with tenants and landlords / resident scrutiny panels
  • retrofit / repairs improvement confidence
  • cost savings / reduced claims and officer time
  • reduced reputation risk for councils
  • improved customer experience
  • positive press

Benefits

What’s the benefit?

12 of 28

"These sensors were warmly welcomed to nip problems in the bud before they happened, but also to give us a bigger understanding of what is going on inside properties.

The sensors enabled us to identify properties with critical cold and potential for mould, allowing staff to go and talk to residents and offer any available support. It's a wonderful bit of kit, fantastic!”

5. Workflow integration

How does Environmental Monitoring work?

4. Automated reports

21 of 28

Proactively and continuously monitor the internal environment of the property for previously unseen insights.

Our cloud analytics platform maps the properties and can be used to log property or resident information. It also triggers email alert notifications to nominated personnel (e.g. maintenance teams) for concerningly low temperatures. Bespoke, regular reports can also be created for the damp and mould risk insights. Alternatively, we can integrate with an existing workflow management platform.

                  • Temperature: -20 to +65˚C (+/- 1˚C)
                  • Humidity: 10% - 90% (+/- 3%)

Installation: Simply place in a central location or a specific room of concern

Battery life: >5 years
