Because price and condition account for 80% of buyer interest and acceptance for any property, we need to spend time talking about the information we have and how it helps us to present your house in the best possible way to meet your goals.

Neither of us can dictate the price at which your house will sell. The market will determine the price that buyers are willing to pay – my job is to explain the current market and how it is affecting seller’s pricing strategies now, so that we can jointly decide how to position your house to meet your goals.

Keller Williams offices in the Columbia Area currently have exclusive use of reports done by an independent market data consultant who tracks and analyzes real estate sales across the Columbia Area. The information I will show you comes from sales transactions which occurred in 1Q 2025. Many times, listed properties will expire or be withdrawn from the market one or more times prior to the listing period in which they sold. Unlike other data providers, our reports include the original listing prices and cumulative days on market from those previous listing periods to provide results that are more realistic sets of measurements upon which to make pricing decisions.

Rather than using emotion, guesswork or assertions to arrive at your listing price, when you and I together understand the real Columbia Area market data, showing what happened to other sellers in the current market, it reveals the most likely outcomes of pricing strategies for you. Using overall metro market statistics provides us with a large enough data set of real outcomes to feel comfortable that they will be likely to happen in future transactions, allowing us to take advantage of this knowledge to price your property to achieve your goals.

PURPOSE/USE: This chart can be used in 2 ways. First, despite best efforts, list prices may need to be reduced to meet current market demand. When this occurs, the degree of a necessary reduction may not be clear. This chart may help by providing information on the reductions other sellers had to take in order to get to an accepted contract. Percentage reductions vary by price range so this information may help by providing a guide to secure meaningful price adjustments, or at the very least provide data about the experience of others who were in a similar situation.

Secondly, the direction and trend in price reductions can indicate a turn in the market. Consistently increasing percentages of reduction may indicate a change toward a more difficult market for sellers and market weakness. The reverse would be indicated by a reduction in the percent of original list price taken by sellers.

PURPOSE/USE: This chart has been nicknamed the “Game Board” chart because the object of the game is to get a seller into the “Green Box”, avoiding the “Red Box” and the other impacted results, selling for the most money in the shortest time.

We have talked about the effect that price reductions have on seller goals of highest price and shortest time. This chart illustrates that impact, first at the middle tier showing overall price reductions impact. Then, in the bottom tier introducing the multiple listing period impact. ChartMaster stats include DOM and Original Listing Prices for previous listing periods even when the property was off the market for more than 30 days between listings. Normally, MLS statistics do not include those stats when a listing is withdrawn or Expired and re-listed after a lapse of 30 days or more. Therefore, the median DOM and % S/OLP could be understated by not including all of the information for all listing periods for a given property. Our data attempts to include all relevant listing data.

Additional listing periods dramatically increase the impact when coupled with price reductions. Comparing the possible “Red Box” to “Green Box” outcomes clearly shows that the best strategy for the seller is to initially set a listing price as near as possible to the current market price.

PURPOSE/USE: YTD cumulative sales shows how the year compares monthly to the previous 2 years at the same point in time. This allows some perspective on how the yearly sales will likely track which can be useful in pricing decisions as well as whether, or not to list at this time.

NOTE: Producing timely quarterly reports means that transactions must be downloaded and analyzed before all have been entered into the CMLS system. As a result, the transaction data and measurements in this report will increase when all have been entered. Since this is true in every quarterly report period these differences have always existed. When the next quarterly report is produced all closings from the previous quarter will have been entered and therefore the measurements will have changed to reflect more complete data. Transactions are often entered as much as 45 days after the end of a month, making it difficult to produce timely reporting without excluding some transactions.
