Stage 0 - Strategic Definition

  • Identify the client's business case and strategic brief
  • Assess project feasibility and potential risks
  • Define initial sustainability goals and outcomes
  • Determine procurement strategy
  • Assemble core project/client team
  • Conduct site surveys and planning appraisals
  • Establish project budget
  • Recommend best approach for delivering client requirements

Stage 1 - Preparation and Briefing

  • Assemble design team; architect and engineer
  • Develop initial project brief
  • Conduct feasibility studies, initial risk assessment, & site information review; including site surveys
  • Establish project budget and programme
  • Initiate pre-application planning discussions
  • Refine sustainability strategy
  • Develop initial H&S pre-construction information

Stage 2 - Concept Design

  • Generate concept design; architectural structural, building services
  • Produce outline specifications
  • Develop preliminary cost plan
  • Consultation with planning officer; obtain pre-application planning advice
  • Undertake design reviews with client & stakeholders
  • Review and update sustainability goals
  • Consider construction strategies; agree route to Building Regulations compliance

Stage 3 – Developed Design / Spatial Coordination

  • Coordinate architectural, structural, and MEP designs
  • Develop detailed drawings and specifications
  • Refine cost estimates and project programme
  • Prepare and submit planning applications
  • Update risk assessments and project strategies
  • Review design against building regulations

Stage 4 - Technical Design

  • Finalise all technical aspects of the design
  • Prepare production information for tender
  • Produce manufacturing, construction information, final specifications
  • Submit Building Regulations application
  • Coordinate design information across disciplines
  • Refine cost plans and construction programme
  • Finalise sustainability strategies
  • Appoint contractor
  • Prepare construction phase plan.
  • Submit form F10 to HSE.

Stage 5 - Manufacturing and Construction

  • Offsite manufacturing of components (if applicable)
  • On-site construction begins
  • Regular site inspections and quality control
  • Monitor progress against program and budget
  • Implement health and safety procedures

  • Coordinate with suppliers and subcontractors
