SUB COMMITTEE MODEL – OPERATING MODEL
OPERATING MODEL

The Sub Committee Operating Model will give Strata Committee (SC) members improved visibility and knowledge of the effort required to govern ongoing work and that work is evenly distributed amongst all SC members and therefore focus, and better-quality outcomes for each area. Also, owners will have confidence that the estate’s assets and amenities are improved and maintained, ensuring their lot is part of an estate that is attractive, modern and a desirable place live. Owners will know who is reviewing their suggestions and improvements, with confidence that suggestions will be thoughtfully considered.
Key Contacts and the Back-up SC members will be responsible for governing the work required to maintain their area of responsibility including reviewing and approving all maintenance requests or ideas suggested by owners and managing capital works projects for that area (unless a Project manager is retained as part of the scope of works).
Proposals for capital work projects in each area must be brought to the SC by the Key Contact and Back-up member of the SC.
The Key Contacts Model will be updated as required, for example, when new SC members are appointed, or SC members agree to ‘swap’ areas of responsibility, thereby ensuring sustainable working practices over time.
