*nail heds - hammer on flat surface, nail set on curves and in cracks, or where hammer simply does not knock head in due to springiness. Nail heads in BB primarily at 4’ joints, not as much in field.

*Cracks filled with lightweight spackle, sands right off. Technique for trim: dab + wipe clean, as profiled trim cannot be sanded. Pre-primed sands easy.

*Corrections - hammer + trim puller; if space needed for straightness, brad nail with trim puller in place.

*Nail shanks - cut with multitool.

*ORDER: nail heads, then sand or you’ll rip sandpaper. Fill joints with lightweight.

*Brad nailer - some loose edges. Window trim should be every 6” if using brads. Nailing trim at edge is common. 1.75” nails, max 2”, so you don’t poke out the side. Note that grain can divert nails uncontrollably

As mentioned, 2×4 frames are standard in home construction. This building practice sets framing studs at about 16 inches on-center. With 2×6 construction, framing studs are set at 24 inches on-center and will almost always be considered an upgrade in the custom home building process.

  • We have all framing + exterior door/window modules for one house already built from last year, which essentially gets us to one house already framed.
  • Schedule risk: Ideal preparation scenario is pre-building all wall modules for all 3 homes, so with large crew on site, we’re doing assembly and finishing only. This addresses labor which can be had at $25 for wall modules work if we have teams working at their own pace prior to swarm.
  • Inviting paying customers - our documentation is in sufficient shape to warrant this as a means to subsidize labor cost without slowing the build down (though not to accelerate the pace)
  • Foundation - we have 2 weeks in the schedule. The chance of rain for 2 weeks is low. Late Build Date can be invoked in an emergency, or if one foundation is done, we can build the next foundations in the 15 day build window
  • Rain contingency - we can build the modules at our workshop and move them to the site. Once building is enclosed, rain is no longer an issue for interior finish.
  • Material loss
    • we can consider a shipping container trailer so we drop of shipping containers to store materials on site. We have $35k-50k left in the budget to get a truck/trailer
