General Updates

  • Grounds Maintenance
    • New lawncare/landscape vendor: A&H
    • Irrigation maintenance (Daily Rain): $2,362.58
      • Startup, two head replacements, and two spigot replacements, winterization
    • Storm damage (multiple fallen trees and limbs): $2,160.60
    • Mulch installation throughout common areas: $8,070
  • Ponds
    • First year without fountain warranty
      • W Greenfield Ct fountain broke mid-summer and was pulled for inspection. After learning the motor was broken, the board decided to leave the fountain out and investigate repair vs replacement over the winter to start fresh next season
    • Waiting on removal/storage/install bill, but we are still under budget for ponds
    • Clay liner installed at W Greenfield Ct in November 2022; although not perfect, it does appear to be holding water

General Updates continued

  • Petition initiated with Washtenaw County Drain Commissioner to maintain drainage ditch exiting pond at W Greenfield Ct and running into Avis Farms
    • The County was able to locate easement documents designated to their office for maintaining drains in our neighborhood but cannot find any drainage plans. They now have to draw up new plans of the entire storm water management system in our neighborhood. Their new plans will take several months to create and will include the drainage ditch, at which point they will reach back out to us to share and determine how to proceed
  • Management company investigation
    • Dave has reached out to two management companies for information to no avail. The board will continue investigating
  • Mailbox repairs
    • The board learned that the Post Office can refuse to deliver mail to mailboxes in poor condition, so mailbox repairs have moved up the priority list; we are working on quotes for repair/replacement

  • Repair or replace fountain at W Greenfield Ct

    • Vendor and cost TBD
  • Woodland ditch cleanout (pending petition status)
  • Still need updated vendor quotes for landscaping, irrigation startup/maintenance
    • The board agrees to use A&H again as they did a great job this year and were prompt in making corrections as needed. Will receive an updated quote for 2024 later this year
    • Daily Rain offers a startup/winterization package with pricing released late winter
    • Jake’s Curbside Appeal – fertilization quote will be updated in December
