Scripts for calling owners

Script if contact is made directly with the owner:

  • Hi Mr/Mrs Seller, my name is ______. I’m calling about your property at 123 Main Street. My partners and I are looking to connect with owners in Louisville to see if you are looking to sell any of their properties in the near future.
  • Are you thinking of selling 123 Main Street? Yes/no.
  • Any other properties in your portfolio that you are considering a sale? Yes/no
  • If yes, ask if they can send the T12 and rent roll…or try to set up a call with your partners to discuss the opportunity.
  • If no, ask to stay in touch and potentially meet with them next time we are in town.

Script if contact is made with management company or ownership group:

  • Hi, my name is ______ and you were listed as the point of contact for 123 Main Street. My partners and I wanted to reach out and see if the asset is for sale or if you would consider selling.
  • Are you the right person to speak with? Yes/no.
  • Could you point me in the right direct? Yes/no.
  • Any other properties in your portfolio that you are considering a sale? Yes/no

Special Guest: Allan Szlafrok

Allan Szlafrok starting investing in real estate in 2010 and left a career as commodities trader on the floor of New York Mercantile Exchange in 2012 in order to pursue real estate full time. Since then, he has been involved in over 100 transactions across the country. He currently focuses on building his portfolio through acquisitions of small multifamily properties in northern New Jersey and specializes in gut rehabs and turnarounds.

Allan graduated with honors from Brooklyn College with a degree in Business Management and also holds an MBA from Florida International University.
