Block Captain Duties

  • Act on behalf of the Welcome Committee for new residents; deliver welcome packets
  • Promote BPOA goals to maintain sense of community, quality of life, and property values
  • Get to know your immediate neighbors and let them get to know you
  • Represent the BPOA to your neighbors to keep them informed
  • Promote BPOA services: community events, maintaining common areas, resident internet portal, dog bag stations, trash pick-ups, covenant enforcement 
  • Advise BPOA of new and departing residents
  • Advise BPOA of resident issues and complaints
  • Help BPOA Secretary validate mailing addresses of owners, especially for rented houses
  • Send cards upon illness, death, or other major events
  • Promote semi-annual resident meetings and special community events
  • Recruit volunteers for BPOA functions, events, and especially for more block captains to take over your block if you are already a BPOA officer or break down larger blocks into more manageable size blocks

    • Con:
      • Houses far apart
      • Streets not well lit
      • Many houses set far back from streets
      • Many stairs on some houses
      • Better options available

    • Late 2024 to Ryan Homes
    • Need a sewer permit first, but pro forma process
    • USACE wetlands determination visit scheduled for Nov 2024
    • MDP approved for 195 apartments, 420 town houses, and 490 detached sgl family

  • Ryan Homes plans to buy all 376 acres
    • 4th largest home builder in U.S.
    • Do not build apartments, so can only build 910 attached/detached sgl family homes
    • Can look at Ryan Homes examples in our vicinity:
      • Gulls Landing, adjacent to Sea Trail Golf Resort & Convention Center in Brunswick County
      • Grand Dunes North Village, adjacent to Grand Dunes Resort & Spa in Myrtle Beach
    • If sale on time, Ryan would like to start infrastructure Q1 & sales Q2 2025
    • Assume at least a 5-year development cycle

  • Potential consequences for BPOA members:
    • Gym and pool memberships possible
    • More bike and walking trails available
    • Sound View Drive connection traffic from new residents
    • NE quadrant last section to be sold and built out
    • Drew Krause believes that Ryan construction traffic will be directed onto CC Rd
    • Transfer Station Road was built to take this traffic more directly to new bypass
  • Should monitor Ryan Homes construction and influence adherence
    • Wetlands storm water retention ponds
    • 30 foot buffer to Belvedere
    • Encourage minimal clear cutting and grubbing out soil
    • Encourage keeping original forestry on assigned green spaces
    • Encourage mandating all construction traffic through 3 CC Rd accesses
