DISPOSITION OF LAND: �Lease to YMCA for use of land by nonprofit community organization.

 

WHY: The 50+ homeowners associations overwhelmingly chose the YMCA as the stewards of the land as a positive impact for the people living around the area.

USE: The Sarasota YMCA is proposing an outdoor athletic recreation complex including pickle ball courts, tennis courts, athletic field for soccer, exercise space, food trucks, playground and picnic area, parking for cars and food trucks, etc. The plans include a pavilion/recreation center to hold outdoor/indoor and small group exercise classes, such as, yoga, HIIT (high intensity interval training), boot camp, children’s summer camp and after school programming, as well as community educational events, such as community garden, partnering with the Audubon Society, for all ages. 

The pavilion/recreation center would also include support space for restrooms and on-site storage for equipment and locker rooms. �Additional plans include a gourmet concession truck to service the �complex and Celery Fields visitors. The outdoor complex would connect visually to the Celery Fields experience—exercise outdoors with nature.

The YMCA responds to the unique issues influencing the community and provides support through services focused on critical areas, such as child welfare, community health, youth programming, alternative schooling (6-12 grade), environmental education, quality of life and family services.

  • Accessibility by patrons of new hotels and development at the Fruitville/I-75 interchange as the area continues to develop.

  • Free community access to the facility/fields would be regularly planned to encourage community involvement and engagement to the neighborhoods surrounding the Celery Fields.

  • The Celery Fields attraction is not only a wildlife experience but a growing exercise and wellness destination. Hosting recreational programs at an adjacent outdoor sports complex compliments and supports the Celery Fields.

  • Well-designed layout to accommodate multiple activities with generous parking which can also accommodate Celery Field parking overflow.

  • Increasing the quality of life is an important factor. Sports and exercise programs are a fantastic place for kids to develop positive healthy social habits. Research shows that exercise helps prevent many health problems for seniors. Pickleball is the fastest growing sport for baby boomers; however, the sport is enjoyed by all ages. Think small tennis court, played with solid paddles with 4 players. Pickleball courts require minimal maintenance.

  • Open space of an outdoor sports complex is visually compatible with the Celery Fields experience.

  • Other YMCA programs, such as the Homeless Youth Shelter, Foster Care, YMCA Achievers, etc. will be able to participate in programming located at this location adding to the positive life experiences the community would like for children and youth who have experienced abuse and/or disadvantaged family situations.

  • Sponsorship opportunities for the facility would be available for local businesses to build community support and engagement near and around the facility.

ECONOMIC IMPACT

By investing in improving the quality of life around the Celery Fields, the community will receive economic benefits. This would be a positive impact at the county level.

The Sarasota YMCA’s compensation (in wages and salaries) to employees will be approximately $300,000 to $500,000. In addition, the Y spends a significant amount on suppliers and other businesses that, in turn, compensate their own employees. It is estimated that the combination of the Y’s direct compensation to its employees and the indirect compensation to the employees ($159,637) of its suppliers totals $659,637.

Furthermore, employee wages and salaries are spent in a way that results in a significant positive impact to local businesses and the economy. We project a Total Spending Impact of $560,819.84.

Additionally, the tennis program will host tennis tournaments that will attract participants who will stay in hotels, eat at restaurants and shop in retail stores.

FACILITY OVERVIEW

  • USERS: All ages

  • TRAFFIC: Activities at the complex would be attended at various times of day— not creating traffic congestion at one particular time. The plan calls for 2 entrances (one at Palmer and one at Apex Rd) with parking spaces which would further reduce ingress and egress backups.

  • LIGHTING: Lighting would be installed to be compatible with the bird sanctuary and requirements stipulated by the County, including any restrictions on hours of operation.

  • THEME: The theme of the facility and grounds, including landscaping and lighting, would be consistent with and sensitive to the Celery Fields; �nature, including colors, wildlife (birds), etc.

FUNDING / REVENUE

  • YMCA Membership and program fees would be the source for operational revenue.

  • Funding is in place (approximately $1 million) to construct a tennis and wellness program consisting of tennis courts, pickleball courts, parking, and facility (showers, lockers, office). Additional funding would be pursued for field development use and programs, kids play equipment area, and a picnic area.

  • The YMCA would staff the facility and provide programs on site, including tennis, pickle ball, group exercise (stretching and strength training, outdoor cycling and yoga for example), camps for children/youth, etc.

  • Tennis courts would be Har Tru Clay courts, which are in demand due to impending local tennis facility closures and limited availability.

  • An outdoor café / food truck system would be open to the public to enjoy smoothies, coffee, sandwiches, etc.

An outdoor sports complex is a positive community asset which promotes health and positive social enjoyment for all ages. �This sports complex can attract new families moving east of I-75, �as well as being enjoyed by our growing retirement community, and the Sarasota residents who work in the surrounding neighborhood. �The outdoor sports complex will offer something for everyone by building positive community activities.
