THE WAKE-UP CALL

Why This Matters Right Now

Typical interest on an

0%

What many members earn

on plain savings deposits

  • KYUSACCO shares already pay 9–10% dividend — comfortably ahead of inflation and far ahead of an ordinary bank savings account.
  • But members who only hold savings deposits, not shares, often earn nothing on that money at all — that's a practice that needs to change, not a reason to leave money idle.
  • The earlier your money is working — in both shares and savings, not sitting idle — the more time compounding has to work in your favour.

THE BIG PICTURE

The Uganda Investment Landscape

Beyond a bank account, Ugandans today have a widening range of ways to put money to work — six broad categories:

1

Financial Markets

Stocks, government securities, unit trusts & money market funds

2

Real Estate

Rental income and land / property appreciation

3

Low-Risk Options

Fixed deposits, Treasury Bills, SACCO savings

4

Agriculture

Animals & crops: poultry, piggery, fish farming, and seasonal or perennial crops

5

Forestry

Commercial tree planting for poles, timber & carbon income

6

Business

Starting or growing a business e.g. hardware, clothes, food, etc…

VEHICLE 2

Real Estate: Rental Yields in Greater Kampala

  • Kampala's commuter satellite towns — Gayaza, Mukono, Nansana, Kajjansi — often out-yield the city core thanks to lower entry prices and steady tenant demand.
  • Always verify a title deed and conduct a search at the Ministry of Lands before paying anything.
  • Group or SACCO-facilitated land purchase schemes can reduce cost and risk for individual buyers.

Sources: Ntinda/Naalya/Kira-Najjera/Nansana/Kajjansi — The Africanvestor market analysis, 2025/26. Gayaza/Mukono — estimated from active rental-unit listings, Uganda Property Agents, Sept 2026. Gross yield = annual rent ÷ purchase price, before running costs; figures are indicative.

PART 1 · KEY TAKEAWAY

Diversify. Match. Start Now.

  • No single investment vehicle fits everyone — spread your money across a few that suit you.
  • Match each vehicle to your goal and time horizon, not to the highest number you hear about.
  • Starting small and early beats waiting to save a “large enough” amount.

THE COOPERATIVE MODEL

What Makes a SACCO Different?

Commercial Bank

  • Profit flows to external shareholders

  • Collateral-heavy lending decisions
  • You are a customer

KYU SACCO

  • Profits returned to members as dividends & interest
  • Lower fees, member-first pricing
  • Savings- and peer-guaranteed lending
  • You are a member-owner

MAKE IT WORK FOR YOU

KYU SACCO Advantage

1

Save consistently

Payroll deduction removes the temptation to skip a month.

2

Borrow with purpose

Use loans for business, education, or land — not just consumption.

3

Attend AGMs & vote

Your voice shapes how KYU SACCO's funds are managed and invested.

4

Track your growth

Review your statement and dividend history at least once a year.

5

Bring others in

A larger, more active membership grows the pool — and the returns — for everyone.

PART 2 · KEY TAKEAWAY

Ownership Changes Everything.

  • Your SACCO is often the easiest, safest first investment you'll ever make.
  • Because you're an owner, your savings work harder — for you and your colleagues.
  • Active participation — saving, borrowing wisely, voting — multiplies the benefit.

Wealth Preservation

PROTECT WHAT YOU BUILD

Risk Management Basics

1

Diversify

Don't put every shilling into one vehicle, one business, or one plot of land.

2

Build an Emergency Fund

Keep 3–6 months of expenses in something liquid before investing further.

3

Insure What Matters

Health, life, and property cover protect your progress from a single shock.

4

Avoid Borrowing to Speculate

Never take a loan to chase a “quick” or unusually high return.

THE EIGHTH WONDER

The Power of Compound Interest

Saving UGX 200,000/month at 12% annual return, compounded monthly

UGX 699M

total after 30 years

Only UGX 72M of that is what you actually saved. The remaining UGX 627M is growth — money your money made for you.

THE FORMULA

FV = PMT × [ ((1 + r)ⁿ − 1) / r ]

FV = future value

PMT = amount saved each month

r = monthly rate (annual rate ÷ 12)

n = number of months saved

22

STAY ALERT

Avoiding Common Pitfalls

1

Get-Rich-Quick Schemes

Promises of unusually high, guaranteed returns are a red flag — not an opportunity.

2

Land Fraud

Always verify the title and conduct a search at the Ministry of Lands before paying anything.

3

Over-Borrowing for Consumption

Loans for weddings or gadgets erode wealth instead of building it.

4

Putting All Eggs in One Basket

Lack of diversification means a single loss can wipe out years of progress.

PART 3 · KEY TAKEAWAY

Protect It As You Grow It.

  • Preservation matters as much as growth — a single shock can undo years of saving.
  • Compound interest rewards patience and consistency far more than large, occasional deposits.
  • Protect your progress with an emergency fund, insurance, and diversification.
