Indoor Pool Deck Replacement Project | August 2025

  • We explored execution of this project last year, but due to permitting issues, we had to make this a 2025 project. We are happy to report that our contractor has permits in hand (as of early April) and so we are working to coordinate the work in August.

  • To recap issues with current deck:

The indoor concrete pool deck is too thin.

No sub-surface moisture barrier, indicating that the deck retains a high moisture content.

The indoor pool deck paint, sealant, and coating have repeatedly failed.

Not draining properly.

Visible cracks, bubbles, water lines on tiles, and needs new starting blocks.

Flaking plaster in the pool basin, broken coping stones around perimeter, and many broken tiles.

  • Peripheral tasks include replacing the indoor pool doors, removing long-inoperative center ducts, and performing ceiling/truss/beam cleaning and painting. We aim to schedule this work in August, if possible, to align with future HVAC upgrades and allow access for a boom lift.

  • The structural engineer confirmed the indoor pool ceiling and trusses are in very good shape, with no signs of major structural issues. Despite the age and moisture exposure, the ceiling is in “surprisingly stable condition.”

  • Total Cost of the project: ~$350,000 for deck / $125,000 pool / $20,000 for doors, etc.

  • We will provide weekly updates to members and communicate any changes to the schedule.

  • Some days may involve increased noise, dust, debris, and limited access to areas of the pool deck.

HVAC Study | CTA Consulting Engineers Inc. Introduction

Introducing our HVAC advisor, Fernando J. Garcia, PE, of CTA Engineers Inc., for an overview of some work in potential replacement of the HVAC for the indoor pool. Here is a general overview:

For the past 6 or so months we have been exploring renovation/replacement of the Indoor Pool HVAC Renovation and Replacement Project – timing for this project is still to be determined based on human and financial resources but it remains a priority for the club.

The project is to address several issues at once:

  1. Only 2 of 3 natatorium heated air blowers work; both are old and inefficient, leaving the deck uncomfortably cold.
  2. There is no effective exhaust ventilation, other than the 2 large fans above the garage doors;
  3. No dehumidification system exists, leading to heavy moisture buildup.
  4. Excess humidity causes condensation on windows and ongoing rust and damage to metal surfaces, garage doors, handles, and motors.

A PoolPak environmental control unit, which addresses the heat, dehumidification, air movement/ventilation (supply and exhaust), which is the standard for modern indoor pools today, is the market standard system to meet all of the needs described above.

  • A modern PoolPak system (heat, dehumidification, supply/exhaust) is the market standard for indoor pools.

  • This system would extend the life of the facility and improve member comfort.

  • Fernando’s multi-disciplinary team (mechanical, structural, civil engineers, architect, estimator) is assessing scope, specs, and rough cost.

  • Project is in early stages: understanding scope, estimated costs, and required County permits.

Tennis Shed

Previous shed was old, dilapidated and starting to decay; it was inadequate and needed to be replaced;

Previous shed was too small to house the equipment, ice machine, balls, etc. to support the growing tennis programs;

New shed provides ample storage space and allows for Club staff office space for intake, security, guest fees, questions on courts and reservations;

New shed exterior materials are synthetic and should withstand the elements longer than an exterior woodshed;

New shed, which matches the dimensions of a backyard storage shed, complies with Fairfax County code requirements for such structures (one level, below 256 square feet).

Pickleball Lighting & Tennis Canopies

Pickleball courts did not have independent lighting and had to utilize tennis courts in the fall and spring due to the short days

The Club contracted to have 4 lights installed specifically for pickleball and that work was completed last week

Pickleball lighting has its own separate switch on the courts; however, dependent on the lights for tennis courts 5 and 6 to be on

Pickleball reservations can now also be made for courts 7 and 8 specifically which was previously not the case

Canopies were setup on courts 2 and 3 only previously; needed during the summer months to have shade between play

Canopies have now been installed on the remaining 4 courts and all 6 are consistent from an aesthetic viewpoint

Tennis Court Repair

In 2023, company was hired to resurface the tennis courts to repair the continuous formation of cracks and peeling. The cracking and peeling re-appeared this spring due to the underlying foundation issues;

The Club hired another company to repair the cracks and peeling again this spring for safety and playability, Repairs on all 6 courts were completed over the past 2 weeks including both the playing and nonplaying surfaces;

Repaired surfaces have slight color variation from non repaired surfaces

The Club recognizes that the efforts are a band-aid and do not address the fundamental problem of multiple asphalt overlays installed improperly over the years.

Long term solution is to remill the court asphalt layers down to the bottom layer (4-6 inches) and reinstall one solid layer of asphalt. This project is slated for 2026-2027.

    • The Club has officially partnered again with Pass Academy to manage all racquet sports programs, including both Tennis and Pickleball.
    • Previously, administrative and accounting tasks such as registrations and member communication were handled by the club; Pass Academy now manages all aspects of operations, including communications, registration, court reservation, administration and payments.

Pass Academy Partnership

    • Expanded Adult Programming: Now offer multiple adult clinics throughout the week, with excellent participation.
    • New Pickleball Programs: Launched Pickleball classes for both juniors and adults. Hired 2 new Pickleball Pros
    • Weekly Email Campaigns: Members receive regular email updates on registration status, new offerings, weather-related changes, and general announcements.
    • Facility Marketing: QR-coded flyers have been placed around the facility promoting:
      • Program schedules
      • Private lesson options
      • Payment instructions
      • Junior Team Tennis
      • Summer camps and more

  • Tuckahoe sponsored five teams for USTA Junior Team Tennis this winter/spring. The participation in that is about 70% members and 30% non-members.
  • 107 registrants for the summer team. Ongoing marketing team campaign to promote Junior Team Tennis Junior Team Tennis at Tuckahoe🎾🎾
  • Practice times and structure will be the same as last year.
  • Seeking a replacement tennis team representative for next summer as current representative will step down at the end of the summer.
    • Involves coordination and communication
    • Replacement rep could shadow current rep during summer program
    • Team rep receives complimentary registration for their children

Team Practices Update (Ladies Team and Men's Team)

  • Goal is to raise the overall level of play by providing players with the tools they need to succeed in GWTA and Tyson Cup Competitions.
  • Revamped the structure of team practices to provide a more focused and impactful experience for all players.
  • Added more coaches to the sessions and shifted our emphasis from simply playing points to actively working on player development.
  • Each practice now includes targeted drills designed to enhance doubles performance, coach demonstration with a strong focus on strategy, tactics, and technical improvement.
