Our annual expenses average $200,000. Our income is about $200,000. (Yep, we generally about break even.)

  • Utilities
  • Pool service & chemicals
  • Facility & equipment upgrades/repairs
  • Lifeguards and maintenance staff
  • Items from pool heaters to toilet paper

Our costs are year-round and are 100% covered by dues

BUDGET/FINANCES

7

8 of 27

In addition to our monthly expenses this year has already seen inflation-related cost increases for utilities, chemicals, vendor services, as well as employee costs (lifeguards, etc.)

Dewing is over 50 years old, so we also incur unplanned repairs. This year we’ve

already had to spend $3K on the pool

heater and pump and $5K on decking repairs.

We had a big year in 2025:

  • New roof and eaves work ($13,000)
  • Re-Painting inside and out ($25K)
  • New basketball hoop ($2,000)
  • Logo Mural
  • Tree pruning ($10K)

…but so do improvements!

On Deck for 2026:

  • A new deck!

Our Remodel Committee collected bids from several paving and concrete

companies. This is a giant project but sorely needed.

We are planning to startwork this fall. Stay tuned for updates.

(Thanks to Brandon De Young for the paver renderings.)

Discretionary spending is important to keep our pool functional and adds value to member experience

Good News!

  • Membership revenue is steady!
  • Budget is complete and balanced

12

13 of 27

Current membership revenue is not always enough to support our expenses

For major projects like the deck we need loans, which require an assessment on top of annual dues

13

Bad News?

14 of 27

Membership Cap

We are allowed 250 memberships. Last season we had almost 250 memberships.

Because of this we are switching to an automatic renewal system. This allows us to know how many available memberships we have for new members and manage a wait list if necessary.

14

15 of 27

Dues Autopay

Any member who has not paid or we have not been able to reach by March 15 is considered a member not in good standing, and per our by laws we will not be able to guarantee continued membership.
