Setting up and creating a tour

Part 1

Using the immoviewer app��Download and install the immoviewer app using the App Store on an iPhone.��

  • Tap the App Store icon from the home screen �of your iPhone.�
  • Tap the Search icon at the bottom of the screen, �then tap the Search field at the top of the screen �and type into the search field immoviewer.�
  • Tap GET to the right of the immoviewer app. �If prompted to do so, enter your Apple ID and/or �password. If you don’t have an Apple ID,you’ll have to create one.�
  • Tap INSTALL. It will appear in the same location �as the GET button.�
  • Tap OPEN. After the app has been installed, �the INSTALL button will be replaced with a �button which says "OPEN." Tapping it will launch �the immoviewer app. The immoviewer app icon will also be added to your home screen.

Using the immoviewer app��Download and install the immoviewer app using the Play Store on an Android powered phone.��

  • Tap the Apps icon in the bottom-right of the home �screen.�
  • Swipe left and right until you find the Play Store icon. �Tap it. If it has not been done, here’s how you can set up �your Google Play account before you can access the �Google Play store for the first time.�
  • Tap the Google Play field at the top of the screen and �type into the field immoviewer then tap the magnifying �glass icon on the keyboard to execute the search.

  • Tap the three dots on the right side of the immoviewer result which

provides options to install right away or add the app to a wishlist.

Tapping the immoviewer result box will provide more details for the app, including screenshots and a description.�

  • Tap the INSTALL button at the top to start downloading. You will be prompted to provide certain device permissions for the installation to continue. Go ahead and tap ACCEPT to grant the app permissions.�
  • Once the download and installation are complete, tap the Open button in the Play Store listing, or tap the icon from the notification tray to open the immoviewer app. Otherwise, the app will be accessible by tapping the Apps icon in the bottom-right of the home screen.

  • Open any web browser and type app.immoviewer.com into the address bar, then press the Enter key.�
  • Log in using your username and password. Usernames and passwords are normally sent via email as soon as a subscription is purchased. If you don’t have your login credentials, email support@eac.com.au or speak to an EAC team member on �1300 137 161.

  • Turn WiFi on by going to your mobile’s wifi settings.
  • Look for THETA network.
  • Click on network and key in password.
  • Password should be the numbers at the bottom of the camera or the 8 digit number on the network name.

  • Tripod height should be between 1.5 - 1.8 metres.
  • Avoid spreading tripod legs out widely.
  • Stage the house as if you were going to photograph or have an open home.
  • Best time to shoot tours is noon for balanced light.
  • Use HDR for improved lighting, colour, and image quality.
  • Point the front of the camera towards desired starting view of room.
  • If you can see the camera, the camera can see you! Leave the room to take the picture.

  • Create tour - Used to start creating tours.
  • Language Selection, Log out, Collapse Menu- Ensure English (AU) is selected.
  • Menu panel - Panel with option to list tours, view tour users, view statistics, add and view agents and configure your tours.
  • Tour thumbnails - Images that gives a quick preview of the tour.
  • Tour title - Includes the date the tour was created, the internal ID of the tour and the title of the tour.
  • Tour features - Includes features to edit, view statistics, share on social media, access to links, access to embed code, start live tour or delete tour.
  • Tour status - Toggles tour to active or inactive.

  • Click on Create Tour.
  • Name the tour and assign the responsible agent if necessary.

  • Note that if there are no other agents on the account the “Responsible agent” field will not appear on this page. Agents are set-up under the AGENTS options in the Menu Panel�
  • Restricting access to the tour makes your viewers sign up with their information before they can view the tour. Think of it as no different to a normal open home.�

  • Editor Options Panel - Allows you to add a room, edit basic image information, add and edit floorplan names and images, blur areas, limit view, add an �Infopoint, add hotspots and alter viewing angle.
  • Viewing options - Includes fullscreen, screenshot and language selection options, measure distances and choose Australia.
  • Navigation Area - Includes list of rooms, images & floors on the tour. Allows you to delete and restrict access to a room
  • Exit - Allows you to exit the editor. Use this option rather than the back �button on your browser.

The blur box is good to hide things of a private or valuable nature such as photographs or artwork.

The Limit View is good for limiting the view of the front of the property, outside images or images taken back against a wall.

10. Viewing Angle�

  • Click on Viewing Angle

Viewing Angle allows the agent to set the viewing angle which the viewer will see when they first enter a room�

Add Info point - an Info point is short for information point.�

Adding Info points helps you provide more information about the property and relay this information to viewers.

To provide a complete experience you can include video created using EAC Video Marketing solution, drone footage and still photos to show more of what the property has to offer.

Adding greetings, brochures and additional information also gives viewers an idea of what additional benefits and features of the property are.

  • Click on Add Hotspot.

Add Hotspot - A Hotspot or navigation point allows a viewer to move to another room.

When adding hotspots think about how the viewer would inspect the property as if they were really there.

It is important that you place a hotspot in and out of every room otherwise the viewer could become stuck in a room and not be able to get back out.

Hotspots can be customised with your own branding as part of our branding package.

  • Place the Hotspot in the desired position.
  • Select the next room to connect the hotspot to.

It is recommended that Hotspot’s be placed at eye level. This is important for when the tour is being viewed in a virtual reality headset.

  • Select Enter room to go into the room.�
  • Select Remove Hotspot to remove the hotspot.

Select Enter room to enter the room. It is suggested that you then add a Hotspot in the room you enter to allow viewers to leave the room.

Restricting access to a room will require the viewer to provide their details to enter. This is good for security and lead generation.

The Links Feature - This feature allows you to access the necessary links to the tour to use in your marketing, on your listings for your own website and real estate portals, to generate leads, get more listings and meet the needs of today’s real estate consumer.

There are four different types of links:

Private Links are mainly used for lead generation. Private links allow you to restrict access (see Editing a tour pg 29) to certain rooms so the viewer has to provide their details in order to view them. Think of it as not different to what you would do at an open house but online. The information that is entered is saved for you to access and you can also be notified via email of the viewing.

Public Links are used where registration is not required and you want to provide unrestricted access to the tour.

This link could be used:

  • On your listings for your website and other portals.
  • By you when you want to send an existing client a tour.
  • To show/send a tour to a potential vendor or landlord to demonstrate your marketing ability.

We would suggest that you still consider using a Private link to assist in the generation of leads.

Non branded links are used where you want to remove your branding and just have the standard branding appear. The non branded link removes the logo and replaces the hotspot and tripod images with the standard EAC versions.

The Start Live Feature - This feature allows you to perform live virtual open homes and presentations for up to 25 participants. The live virtual inspections could take place alongside the traditional open home.

Some of the uses include:

  • Virtual inspections and open homes
  • The interested buyer or tenant is out of town or overseas.
  • The property is out of your normal market area or out of town.
  • The interested buyer or tenant cannot make it to the open home.
  • Performing subsequent inspections with interested parties.
  • Early qualification of buyers and tenants.

Floorplans - Allows you and viewers to navigate through floors via a floorplan if one has been provided for the tour.�Info Points - Shows the current information points throughout the tour.�List of Participants - Allows you to invite, chat and view the participants in the virtual viewing. Here you can also send documents to the participants. Documents could include a contract or tenancy application. Also allows you to end a participants tour. �Other Tours - Allows you and viewers to access tours of other properties. If the current property is not suitable you can show them another.�Participants View - Allows you to see what the participants are looking at. Think of it as no different to watching people at a traditional open home.�Show Hide Rooms - Allows you and viewers to navigate quickly to the rooms and areas. Displays all the room on the selected floor.�Hotspot - A navigation point allows you and participants to move to another room.�
