We saw a May spike in Active Listings!
Sold Units increased nearly 30% in the past month, surpassing
the rate of increase in Listings three-fold,
where Pendings seemingly held steady.
Interest Rate increases are slowing but the higher interest rates
had no ill effects on May’s home sales
Regarding Days on Market, it’s taking – on average – 31 days
to get a listing into escrow. That’s 4-1/2 weeks.
WHAT DO WE KNOW?
Median List Prices are falling,
by about 9% compared to last month.
Median Sell Prices are up 7% compared to last month.
Price Reductions are diminishing
but when they do occur, they’re averaging a 5% decrease.
Expireds appear to have returned – or are returning – to
a 5% market normalcy. 6% of all Listings expired in May.
