Finish Details for Clarification on Standards

Bath/Kitchen Details:

  • Kitchen Uppers to be installed ~20” over the lowers which gives an ~19” gap between uppers and lowers once the countertops are installed.
  • Black and always use a brand name of Moen or Delta for bathroom and kitchen fixtures (no warranty issues).
  • Need to get shower base and tub inserts for the bathrooms on the initial drop so plumbers can install.
  • We should always consider the “Rebath” option for tile if we can for tile surrounds and showers that are in decent shape.
  • Light Fixtures should always be black, ideally Patriot brand from Menards.
  • Use a standard black mirror (ideally 24” x 36”) - best place to purchase has been Amazon.
  • Shower doors can be bought and purchased at Menards and we can use our subs to install. Sweeter is another option for those if we don’t feel confident in our subs installing them.
  • Always purchase a bath fan that has a light in it as well vs the cheapest bath fan. It is a nice, cheap touch and well lite bathrooms sell better.

Paint/Sheetrock Finish:

  • Always spray the trim and doors vs brush and roll.
  • Caulk all seams, gaps, cracks on trim before spraying.
  • Before paint, repair any sheetrock issues that exist.
  • Always do knockdown on ceilings, but if popcorn is in good shape, just paint over it.

Electrical:

  • Always replace outlets, switches and plates with new bright white.
  • Light Fixtures should always be black, ideally Patriot brand from Menards.

Finish Details for Clarification on Standards

Laundry:

  • Replace laundry tub. Paint walls white, paint floors gray.

Trim:

  • Try to match the trim already in the home, if not possible, redo it with 3.5” Base and Casing, Mission style casing (see visual in this deck)
  • If we need to replace doors, go with the 3-Panel from Menards, they are cheap and look awesome.
  • If the door isn’t a standard height and we have to cut off, only use flat panel doors.
  • If opening is too short, pull apart the jambs and cut off the top of the jambs and the top of the door so the knob stays at standard height.

Where to Buy Stuff:

  • Generally, Menards is where we want to purchase. They have an amazing rebate program and their returns process is solid.
  • The Golden Valley store is also well stocked with what we need.
  • The only issues I’ve found are with door knobs, stoppers as well as cabinet hardware. That is all online, so best to place that order.
