  • Keep text & messaging short
  • Ask easy questions first and then move into harder questions
  • Give people two options to set up the appointment
  • Provide Offers
  • Create urgency
  • Don’t try to sell via text - you are just going to for the appointment

Keep it short & simple - Scenario one

P: ‘I need two beds and one bath’

R: ‘Okay, great, i do have couple more questions for you, do you have 5 minutes to chat later today?’

P: ‘Yes’

R: ‘Okay, I can call you around 3 pm or 4 pm eastern, any of those times work?’

P: ‘4 pm’

R: ‘Cool, sending you an invite call you then’

Scenario 2

P: ‘I need three beds and one bath’

R: ‘Okay great, I do have a couple more questions for you, do you have 5 minutes to chat later today?’

P: ‘Sure, but I already have a Realtor’

R: ‘No problem, I just want to make sure I can help you and see if there are any properties I can send that might be worth your while, does 4 pm for quick chat work?’

P: ‘Sure, that’s fine’

Seller Campaign Scenario

P: ‘I have 3 bedroom, 2 bath and we recently did renovations’

R: ‘Got it, what year was it built in?’

P: ‘2001’

R: ‘Hmmm, interesting, I do have a couple more questions to make sure I can give you the right estimate, do you have 5 minutes to chat later today?’

P: ‘Sure’

R: ‘Does 4 or 5 pm eastern work for you?’

P: ‘5 pm works’

R: ‘Okay, talk then’

Ask Easy Questions

  • Don’t ask anything about price range, are they preappoved, if they are currently working with a realtor, how soon are they looking to buy, etc via texting…ask hard questions over the phone when qualifying
  • Ask questions that are easy to answer and non-threating or begging for business
  • Example easy question for buyers: ‘How many bedrooms and bathrooms are you looking for?, ‘What areas?’, ‘Do you have a preferences on big you want the backyard?’, ‘Are you looking for a home in a specific school district’
  • Example easy question for sellers: How many bedrooms & bathrooms do you currently have?, Any recent renovations?, Do you have a backyard?, When was the home built in?, Do you have tenants living there right now?, Are you living there or are you renting it out?, Is a two car garage?

Give people two options to set the appointment

  • Keep it short
  • Don’t make it complex to ask appointments
  • Don’t sell yourself
  • It’s just a call not a sales pitch
  • Ask for short appointments - 5 Minutes rather than 30 minutes or in person appointments

  • Buyer Appointments
  • ‘Got it, I have couple more questions for you, do you have 5 minutes to chat later today around 3 pm, I am in the middle of something right now?’
  • ‘Sounds good, I can chat later today for 5 minutes to get your criterias? Does 3 pm or 4 pm work?’
  • ‘Makes sense, I have a few suggestions, can I call you later today for 5 minutes so I can provide my input?’
  • ‘Btw, I have couple more questions for you, can I call you later today for 5 minutes, I am in the middle of something right now?’
  • ‘Got it, I am heading for a showing right now, can I call for 5 minutes later today aroun 3 or 4 pm? I have a few more questions for you

Seller appointments

‘Got it, I am going on a listing appointments right now, I have few more questions for you, can I call you for 5 minutes later today? Does 4 or 5 pm work?’

‘Sounds good, headed to a listing appointments rn, can I call for 5 minutes later today around 3 or 4 pm, I have a few important questions before i send you the estimate?’

‘Btw, I am heading to a listing appointment, can I call you in an hour for 5 minutes, I have couple of questions for you?’

Provide offers & Create Urgency

  • This helps when the buyer or the seller ghosts you
  • You can use these strategies to get them back on the horn
  • This helps when you are having a slow month
  • You can use this strategy to re-kindle old contacts that you in your database or on in your phone
  • Super helpful with even cold leads
  • Offer - It is something that provides value to the client and benefits them. Offers can be outlandish & scary to give out but it is only a bait.
  • It is similar to when you get mailers from credit card companies - ‘You qualify for 20k loan for 0% interest’ but it is not necessarily true and only a few people get it.
  • Urgency - It helps to get them to respond faster rather than think about the offer. It puts a time stamp

How to create unique offers that separate you from the competition

  • Think about what the buyer or seller wants
  • Buyers want - reduction in closing costs, warranties, concessions, incentives, new homes, homes in specific school districts.
  • Anything that you can do to help them pay less out of pocket would be a great offer for them

Example - ‘Hey (name), Just talked to my lender, we are new loan programs coming out for home buyers that are looking to purchase in the next 60 to 90 days. You can save thousands of dollars and use that money towards purchasing new furniture and appliance, do you have 5 minutes to chat later today so i can give you more info?’

  • ‘Are you looking for new construction properties, there are some that are going to come up in the next 60 days, do you need more info? Do you have 5 minutes to chat later today around 3 pm?
  • ‘Few realtors in my office have new listings coming up, right now they are off market, do you have couple of minutes to chat so I can tell you more?’
  • ‘New 2022 home buyers program can help you save upto $20,000 in closing costs, are you interested in chatting for 5 minutes for more info? Only applicable to the first 5 people that respond due to the nature of the offer

‘Hey Name, My seller just sold his home for over $30k over asking plus got a lease back option for 60 days until they find their next home. I have 6 more buyers looking to do the same, do you have couple of minutes to chat so I can give how much you can get for your home?’

‘Hey Name, One of my buyers made an offer $50k over asking for a property, I have 3 more buyers like this, are you interested in chatting so I can give you more info? We have are interviewing 3 other homeowners today, lmk if you are interested’

‘Hey Name, My seller made $30k over asking plus save 2% commission, do you have couple of minutes to chat later today so I can give you more info’

‘Hey name, Sellers right now are getting 30k over asking while cashing out on equity, we are offering 1.5% commission rate only for the first 7 people that respond to this text. Lmk if you have 5 minutes to chat later today?’

‘Hey I have your CMA in hand, it looks like you can make make up to $30k over asking in this market, let me know if you have 5 minutes to chat later today?’

Urgency - Create Urgency in your offers

Examples:

‘Hey we have a few off market properties coming up pretty soon, let me know if you need more info, I can only show the homes to the first 7 people that respond before it goes on market’

‘Hey, I can provide free staging and moving services if you are thinking about listing your home, I can only do this for the for the first 5 people that respond to this message’

‘Hey, you can list your home with me starting at 1% in this market, but I can only offer this to the first 7 people that respond to this message’

‘Hi I will find you a buyer that will purchase your property over asking in 30 days or less or I will buy your home as is for top dollar. This offer is available to the first 5 people that respond to this message due to the nat’

‘Hi (Name), I have buyers that can buy your property for cash within 10 days and will also provide you lease back option, till you find your next home. Lmk, I can only offer this to the first person that responds to this message’

‘Hi (Name), I can take on a 3 homeowners that are looking to sell their home in this market. I will sell your home in 10 days or less or I will purchase your property as is for top dollar’
