Case Study – Practice Fitout

Initial Plan

  • GP seeking out a commercial lease for a new practice
  • Months of due diligence on site planning, lease negotiation, planning fitout and costs
  • Required $650,000 for fitout and approved for $850,000 – 100% finance at 7.55%

Response

  • A thorough review of the build contract was completed, removing some of the luxury specs and fittings
  • Cost of the project was decreased to $850,000 as a result of this review.
  • Approval was adjusted to $950,000 to allow for contingences

Issues

  • Commercial lease was negotiated, and GP was ready to sign
  • We advised to reconfirm the build costs before doing so, as 9 months has passed since the initial quotes were given.
  • The new cost was $1.2M!

Case Study – Practice Buy-In

Initial Plan

  • GP had been working at a clinic for 15 months and going well, enjoying patient and working with other doctors.
  • A senior GP and original owner indicated they wanted to retire and sell shares in the established Unit and Property Trusts for the clinic.
  • Required $350,000 for the Clinic Business Units and $520,000 for the Property Units.

Response

  • A review of both the Property/Business trusts revealed historical disbursements to owners of profits had been reasonably consistent
  • GPs own recent billings were strong and consistent
  • Lending was approved for 100% of the Business PP and 90% of the Property PP with only a GSA as security. Rate of 7.24% and 7.55%.

Issues

  • Currently renting, so no property equity to utilise for either buy in.
  • Limited cash savings were reserved for a home deposit.
  • Only six months of billings history in the current financial year, prior year was across multiple sites with inconsistent hours.
