Our company takes processing your application very seriously and we want to be as transparent as possible about our procedures to help everyone involved. Our company runs various background checks to determine your application’s acceptance. The requirements for rental are as follows:
1. Applicants must have a credit score of 620 or greater to be considered.
2. Applicants must have documentation of earned income at least 3x the rental amount. For joint applications, combined income from multiple applicants may be considered, providing applicant meets or exceeds credit requirement of 620. Earned income excludes income from unemployment compensation.
3. We run nationwide eviction scans.
4. We look for bankruptcies declared within the last 3 years.
5. We run a nationwide criminal background check.
6. Our units are non-smoking.
7. As a requirement from property insurance providers, “aggressive breed” animals are not allowed (e.g. Pit-Bull, Doberman Pinscher, German Shepherd, etc.).
8. We will attempt to acquire references from your previous landlords, if applicable.
9. Applicants must be willing to sign the lease and begin paying rent within 21 days of filling out the online application. Please report your earliest possible move-in date on this pre-application.
10. Tenants are required to maintain renter's insurance while occupying a unit.
11. Applications are prioritized and reviewed in the order they are received.
Note: This pre-screening questionnaire is not our rental application and is intended to disclose our requirements for rental and schedule a showing at the property of interest.
Note: Co-signers may be considered for applicants who do not meet minimum requirements for income and/or credit score. If you are missing more than two of the requirements for rental your application will be rejected.
Note: Rent plus any applicable pet fees are due in full at the date of your possession of the unit.
