At this stage, our primary focus is to prepare the Client for approval to purchase or lease a home. It is important to note that the Client is not yet at the stage of requiring a Realtor, as their primary role is to show homes and facilitate the signing of contracts.
**2. Communication and Coordination**
Throughout this process, Psalms Properties will engage with Realtors, property managers, and other relevant contacts, including HOC, as necessary in both states. Our goal is to ensure that the Client is well-prepared for the next steps in their home-buying journey.
**3. Approval Process**
Currently, our system indicates that the Client's application is declining based on the information provided in the tour requests. This service offered by Psalms Properties is optional, and we are committed to guiding the Client through the necessary steps to achieve approval. It is essential for the Client to complete the requested actions promptly; any failure to do so may result in delays in the approval process.
**4. Preparation for Realtor Engagement**
Psalms Properties is dedicated to assisting the Client with the preparatory steps required before engaging a Realtor. This includes providing guidance and support to ensure the Client is adequately prepared for the next phase of their real estate journey.
**5. Acknowledgment and Acceptance**
By signing below, the Client acknowledges that they have read, understood, and agree to the terms outlined in this Agreement. The Client understands the importance of completing the necessary steps to facilitate their approval process and agrees to cooperate fully with Psalms Properties.
**Real Estate Consulting Agreement**
**This Real Estate Consulting Agreement ("Agreement") is made and entered into by and between the undersigned client ("Client") and Kimberly Princess Vyas, representing Psalms Properties ("Consultant").**
**1. Services Provided**
By signing this Agreement, the Client acknowledges that Kimberly Princess Vyas holds a Real Estate License, insurance, and a Pastoral License. The Consultant specializes in high-value homes and will assist clients within our agency with paperwork and preparation throughout the process, including the "Rent Your Own" service from beginning to end.
**2. Client Rights**
The Client retains the right to independently view homes. Psalms Properties will provide assistance in this regard, ensuring that the Client has access to the necessary resources and support.
**3. Third-Party Recommendations**
On behalf of Psalms Properties, the Consultant may provide third-party recommendations to further assist the Client in securing the best home possible. These recommendations are advisory in nature, and the Client understands that some third parties may or may not offer commission for referrals.
**4. Acknowledgment of Fees**
The Client acknowledges that there is a fee of $55 per adult for setup and document review. Should the Client wish to continue receiving services, a monthly fee of $25 will apply.
**5. Disclaimers**
The Client understands that while Psalms Properties strives to provide comprehensive support, the ultimate decision regarding home selection and transactions rests with the Client. The Consultant is not liable for any decisions made by the Client based on the information or recommendations provided.

To promote organization and efficiency, most interactions and work will be conducted via text or email. Clients may schedule phone calls or video calls as needed. Many agency forms are available online for convenience. In-person meetings will be limited to instances where they are truly necessary, such as property tours. Clients are encouraged to email or upload documents to facilitate a smooth and efficient process.
