Protect St. Helena’s Community – Say No to the Spring Grove project
The hardworking people who keep St. Helena’s hotels, restaurants, bakeries, shops, vineyards, and wineries running deserve more affordable housing in our town. However, the proposed Spring Grove development by City Ventures LLC does not meet this need.
What is the Spring Grove project?
A high-density project planned for 1447 & 1525 Spring Street (2.53 acres), consisting of:
- 41 townhomes (6 buildings)
- 3 stories high (38’)
- 3-4 bedrooms
- 1,480 - 1,810 sq. ft.
Why Should We Reject This Proposal?- Doesn’t Address Affordable Housing Needs – Only 8 of 41 units (20%) are designated as affordable, while most will likely sell for over $1 million to people who do not reside in St. Helena.
- Raises Fire Safety Concerns – High-density housing increases fire risks in surrounding residential areas.
- Increases Traffic & Parking Issues – More congestion on Spring Street.
- Disrupts Neighborhoods – More noise, reduced privacy, and less natural light for nearby homes.
- Threatens Spring Creek – Higher runoff and potential for flooding of Spring Creek.

Our Call to Action
We urge city leaders, planners, and developers to honor the General Plan by ensuring new projects enhance rather than disrupt our community and reject the Spring Grove proposal presented by City Ventures LLC.
