The Tiny Homes at River Run -- Survey
River Run Colorado LLC (RRC), is working on the design of a residential community called River Run that it believes will be the finest fully-planned and managed tiny home community in Colorado. River Run will be located in Silt, Colorado, just off I-70 at Exit 97, only a two-minute drive from Silt, ten minutes from Rifle and 20 minutes from Glenwood Springs.

River Run Colorado, LLC (“RRC”) will develop the River Run residential community (“River Run”), adjacent to the associated Glenwood Springs West/Colorado River KOA Holiday (the “KOA”), located in the Town of Silt, Garfield County, Colorado.

River Run will be built on six acres adjacent to but independent of the RV park. Residents of River Run will have their own community entrance as well as their own amenities, including a club house with laundry, grills and community garden – as well as either an outdoor pool or hot tub pavilions and a multi-purpose sports area. River Run residents will enjoy easy access to 3,000 feet of frontage along the iconic Colorado River, and access to the KOA convenience store and dog park.

River Run will consist of 70 attractively landscaped tiny home sites of approximately 2,500 square feet each, arranged on a level, landscaped area, with significant setbacks, grass and shade trees. Each home site will have a patio and fire pit, will accommodate two cars and will include utility hook-ups for water, sewer and electricity.

Ownership Options/Cost
The developer, CCR, will continue to own and maintain the six acres on which River Run is to be developed, including the 70 home sites. The home sites will be leased on an annual basis, with preference given to purchasers of the homes designed by and manufactured to the specifications of CCR. The initial home site monthly rental rate and the sale price of the homes will be determined this summer and will take into consideration demand for the homes, the attractiveness of the location, the size and quality of the homes compared to other tiny homes and the amenities and services to be offered. We expect the monthly site rental to be less than $900 and the home purchase price to be less than $90,000. Attractive financing for the home purchases will be available.
