If a project advances to the bid stage, the Board obtains three separate bids that meet Board-defined specifications. A bid is not ratified unless either an unanimous electronic approval vote is obtained from the Board or from a majority Board approval vote during the monthly meeting. After a contract has been ratified, materials are ordered, manufactured, and installed based on the contractor's schedule and Board requirements. The entire process from idea to project completion often takes 12 months or more.
This process allows for the vetting of projects to ensure they meet budgetary requirements that focus on enhancing community elements, maintaining monthly condo fees, and promoting a strong community that can meet financial and social needs.
