Thank you for your interest in one of our rental listings.
All applicants are required to complete this application questionnaire and complete a TransUnion tenant screening (including credit check, background check, and other consumer reports) (Approx $47 non-refundable fee, paid directly to TransUnion).
Additional required documentation includes valid government issued photo identification, proof of current employment/income and 24 months of employment/income history, 24 months of residential history, and proof of timely housing payments (if applicable).
Applicants must have toured the property in-person or by live video call prior to applying.
Minimum Criteria/Qualifications
- Credit score 650 and above
- No material debts in collections and no material delinquent payments to creditors
- Verifiable income at least 3.0x monthly rent (non-negotiable)
- No materially delinquent housing payments in last 24 months
- No evictions/foreclosures in last 24 months
- No material residential noise complaints in last 24 months
- No bankruptcy in last 24 months
- Consistent employment history in similar field, or consistent non-employment income source, for last 24 months
- At least 2 positive landlords or personal references
- Failure to satisfy any of the above minimum criteria/qualifications
- Unverifiable identity
- Falsification of rental application materials
- Anticipated move-in date other than as specified or agreed to by landlord
- Firearms to be stored/maintained on property
- Pets
If a prospective occupant requires additional time to submit a complete rental application because of the need to ensure meaningful access to the application or for a reasonable accommodation, the prospective occupant must make a request to the owner or the owner’s agent. The owner will document the date and time of the request and it will serve as the date and time of receipt for purposes of determining the chronological order of receipt.
Please note that an application is not considered as COMPLETE until all the questions are fully answered and all required documents are submitted to Rentals@YuenCompany.com.
