1501 North Oakley

The Sisters of Christian Charity are beginning the process of selling their property located at 1501 North Oakley, which comprises approximately 2.8 acres in Wicker Park. Alderman La Spata has confirmed with both the Josephinum Academy and the listing firm that an arrangement that potentially keeps the school at this location is in discussion. Alderman La Spata supports keeping the school at this site.

There are numerous potential redevelopment scenarios, and the actual sale of the property is not expected to occur for a couple of years. Based on the size of the zoning lot, it is likely that any redevelopment that occurs at this parcel would require a Planned Development through the City of Chicago, which is an extensive process.

Therefore, the purpose of this survey is to begin to collect community feedback on the potential redevelopment of this site. Any zoning proposal at this site will require a community process, and this preliminary feedback should help the 1st Ward office shape that process.

The zoning lot is 122,733 square feet, with Residential Townhome (RT-4) zoning. For basic comparison to a standard City block, this site could include as many as 36 typical zoning lots. Including the school building on the site leaves an equivalent space of at least 12 typical zoning lots that could potentially be redeveloped.
