1.     Time limits for changing status of pending and closed sales:

Changing the status of a listing to pending must be changed within __________ of the binding agreement. Tier 2 violation

The penalty for failure to meet this time limit shall be a $250 fine.

3.     Residential listings in MLS must be a front photograph of the main dwelling.  New construction listings may use rendering of front of main dwelling; upon changing status to closed, participant must replace main picture with actual photograph of the main dwelling.

4.     Comments made on the customer or public section of the MLS listing should include contact information for the listing agent.  

5.     Sellers have the unilateral right to require an MLS to withdraw a listing without the listing broker’s concurrence.  

6.     Only the “For Sale” signs of the listing broker may be placed on a property.

7.     MLS Participants shall not engage in any practice or take any action inconsistent with representation or exclusive brokerage relationship agreements that other MLS participants have with clients.

8.     MLS participants’ firm websites shall disclose the firm’s __________ and state(s) of _________ in a reasonable and readily apparent manner.

9.     A Seller Opt-out Form(s) shall be retained by the participant for at least 1 year from the date signed or 1 year from the date the listing goes off the market, whichever is greater.

11.     The listing broker shall report to the Multiple Listing Service within ____________ hours that a contingency on file with the Multiple Listing Service has been fulfilled or renewed, or the agreement canceled.

14.     MLS Participants shall not solicit buyer/tenant agreements from buyers/tenants who are subject to exclusive buyer/tenant agency agreements.
