Our Deal Terms:

1. Earnest Money Deposit: A non-refundable $5,000 earnest money deposit is mandatory. Acceptable methods include cashier's check, cash, or wire transfer. A deal is secured only upon receipt of the deposit and signed contract by both parties.

2. Closing Timeframe: We prioritize buyers that can close quickly.

3. Due Diligence: Please ensure all due diligence is completed before submitting your offer.

Selection Process:

All offers are evaluated with an emphasis on the highest and best. A crucial factor in our decision-making is our confidence in the buyer's ability to fulfill their end of the deal. Once the highest-qualified offer submits the $5,000 deposit, we will inform other participants of our selection. Should any issue arise with our chosen offer, we will revisit other submissions.

Please ensure your submission truly represents your highest and best offer. Generally, we do not revisit all offers to request re-evaluation. The only exception is when we receive multiple closely matching qualified offers.
